Job Title: Maintenance Technician

Employment Type: Full-time

FLSA Status: Non-exempt

Schedule: Thursday - Monday from 8:00am - 5:00pm. This position will be part of the region based rotating on-call for after hour emergencies.

Location: Witham Hill Oaks Apartments (420 units) 4275 NW Clubhouse Pl Corvallis, Oregon 97330

Reports to: Maintenance Supervisor

Responsibilities
  • Compensation Package: Competitive hourly pay rate; $50 monthly phone allowance; renewal commission opportunities; 20% employee rent discount at Witham Hill Oaks only.

  • Administrative: Comply with all Fair Housing and Equal Housing Opportunities requirements;
    Comply with appropriate state landlord/tenant statutes;
    Comply with OSHA safety regulations;
    Attend training and development seminars;
    Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested.
  • Asset Preservation: Ensure building compliance with applicable codes, ordinances, pool safety, fire codes, and emergency evacuation regulations; perform regular inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable); ensure preventative repairs are performed regularly; replace recalled appliances promptly.
  • New Resident Preparation: Complete apartment turnovers within three days of vacancy; communicate turnover schedule with Maintenance Supervisor and Property Manager; minimize turnover time by conducting pre- and post-move-out inspections.
  • General Maintenance: Assist with sustaining inventory of tools, supplies, and materials; organize and maintain an orderly maintenance shop and storage areas; be on-call for after-hour maintenance emergencies on a rotating schedule and respond immediately; complete repairs involving electrical, plumbing, appliances, or general carpentry; maintain pool/spa (if applicable).
  • Resident

    Experience:

    Complete work orders within 24 hours; promote community satisfaction through cleanliness and curb appeal; paint interior and exterior surfaces as necessary; interact professionally and non-discriminatorily with current and future residents.
  • What You’ll Need: Authorization to work in the United States;
    High School Diploma or equivalent;
    Reliable transportation; 1+ years of experience in multi-family maintenance;
    Possess your own hand tools;
    General knowledge of maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory; strong teamwork, hygiene, ethics, customer service, communication, multitasking, conflict resolution, cost/benefit decision-making, and willingness for professional development.
  • Your Work Environment: Approximately 90% inspecting property grounds, apartments, buildings, landscaping, and signage (may require climbing stairs, scaffolds, ladders); approximately 10% in an office environment using computer or tablet; frequent lifting/pushing/carrying 20-50 pounds; kneeling, crouching, bending, reaching to inspect appliances and fixtures; may be required to work weekends.
