Definition
Under supervision (Facility Maintenance Worker I) or general supervision (Facility Maintenance Worker II), performs a variety of general building and grounds maintenance and repair duties; and monitors contract services for alarm, air conditioning, landscaping, and custodial services for the District's main facility and off-site locations; and performs related duties as assigned.
Supervision Received and Exercised
Receives supervision from assigned supervisory or management personnel. Exercises no direct supervision over staff.
Facility Maintenance Worker I: This is the entry level class in the Facility Maintenance Worker series performing grounds maintenance and general building repair duties. Initially under close supervision, incumbents learn and perform routine tasks and duties. As experience is gained, assignments become more varied, complex, and difficult; close supervision and frequent review of work lessen as an incumbent demonstrates skill to perform the work independently.
Positions at this level usually perform most of the duties required of the positions at the II level but are not expected to function at the same skill level and usually exercise less independent discretion and judgment in matters related to work procedures and methods. Work is usually supervised while in progress and fits an established structure or pattern. Exceptions or changes in procedures are explained in detail as they arise.
Facility Maintenance Worker II: This is the fully qualified journey-level classification in the Facility Maintenance Worker series. Positions at this level are distinguished from the I level by the performance of the full range of duties as assigned, working independently, and exercising judgment and initiative. Positions at this level receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies of the work unit.
Positions in this class series are flexibly staffed and positions at the Facility Maintenance Worker II level are normally filled by advancement from the Facility Maintenance Worker I level.
Example of Duties
Typical functions may include any of the following tasks, knowledge, abilities, and other characteristics. The list that follows is not intended as a comprehensive list; it is intended to provide a representative summary of the major duties and responsibilities. Incumbent(s) may not be required to perform all duties listed, and may be required to perform additional, position-specific tasks.
- Inspects building, grounds, and facilities at the main District location, off-site facilities, and well sites; identifies safety concerns and needed maintenance.
- Performs a full range of building maintenance and minor repairs on building systems; repairs a variety of interior and exterior building and facility components and systems including plumbing, mechanical, and lighting systems; performs a variety of duties requiring plumbing, mechanical, and painting skills; performs a variety of semi-skilled and heavy physical labor.
- Sets up District contracted job quotes and job scopes; conducts job walks; prepares job quote summaries; monitors contract services for alarm, air conditioning, landscaping, and custodial services for the District's main facility and off-site locations; reviews the work of contract services; meets with contractors to discuss work.
- Performs emergency repairs; repairs office furniture and related systems.
- Paints at the District's main facility and off-site locations; patches and paints halls, offices, storerooms and other rooms at all facilities; paints buildings, and well sites.
- Sets up and cleans meeting rooms; prepares seating for District Board of Directors' meetings, employee meetings, and other meetings and events.
- Cleans facilities, restrooms, and off-site facilities as necessary including pick-up and removal of trash in and around facilities; performs minor plumbing repairs as necessary; performs general maintenance and repairs items and fixtures at off-site facilities.
- Maintains custodial supplies and stocks storerooms; prepares purchase orders for janitorial, administrative, and maintenance equipment; orders and picks-up supplies from outside vendors as necessary; monitors, inspects, and resupplies first-aid kits at all facilities.
