JOB TITLE

Maintenance
- Full time (Minimum 3 years of maintenance experience)

LOCATION

Cottage Grove

PAY RANGE

$23.00-$27.00 DOQ

SUMMARY

The Maintenance position is responsible for maintaining a well maintained, safe, and comfortable environment for residents and staff including the building and grounds.

PRIMARY DUTIES
  • Plan daily maintenance activities and respond to daily maintenance requests and repairs to ensure smooth operation of designated facilities.
  • Review and perform preventative maintenance on the building, grounds and equipment and keep a detailed log of all repairs, replacements, and equipment checks.
  • Maintain/issue equipment and troubleshoot system/equipment failures.
  • Maintain service checks, interior/exterior upkeep, state and federal inspections, and perform safety checks.
  • Ensure accurate maintenance records, service records, safety records, and vendor lists/contacts.
  • Schedule, perform and log all safety tests (Fire Alarm, pull cords, etc.).
  • Prepare vacant rooms to a rent-ready condition following a move out.
  • Check maintenance book/work orders for any jobs that need to be completed.
  • Manage outside contractors to ensure quality of work and their knowledge and compliance with community safety policies and procedures.
  • Complete apartment/unit checklist including testing all of the equipment and fixtures.
  • Clean or replace window coverings.
  • Patch, paint, rooms and facility and caulk bathrooms.
  • Complete final walk through of room when all work is completed.
  • Move furniture from rooms as needed to assist in preparing rooms for move-in. Follow proper lifting procedures and ask for assistance when needed.
  • Issue, cut and secure all keys.
OTHER RESPONSIBILITIES
  • Complete any electrical, plumbing or carpentry work if needed.
  • Participate in on call rotation of the communities if applicable or be on-call for your communities and be available by phone.
  • Perform other duties as required and assigned.
QUALIFICATIONS
  • High School diploma or equivalent
  • 1-2 years of maintenance experience
  • Ability to lift and carry up to 60 pounds
  • Strong organizational skills including the ability to follow up, detail oriented and ability to multitask
  • Working knowledge of electrical, plumbing, HVAC, fire suppression, fire irrigation and emergency call systems
  • Able to complete basic maintenance services such as painting, simple plumbing, carpet removal, and equipment repair
  • A sensitivity and aptitude for working with the elderly and/or disabled persons
  • Professional communication skills
  • Must have a valid drivers' license and ability to drive to designated facilities
  • Must pass criminal background from Department of Human Services at the time of hire.
  • Must be screened for and pass TB test
