Maintenance Technician / Mechanic, Building Maintenance, General Labor
JOB DESCRIPTION SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
RESPONSIBILITIES- Complete assigned work orders from resident requests and preventive maintenance; diagnose and repair defects per policies, procedures, safety standards, and code requirements.
- Complete the “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list, schedule vendors, obtain supplies, complete maintenance tasks, inspect finished work.
- Follow procedures for accessing and returning materials, supplies, equipment, tools; track inventory; notify supervisor of re‑ordering needs.
- Complete documentation and paperwork accurately and promptly for service request tracking.
- Assist in maintaining grounds, common areas, and amenities: pick up trash, pressure‑wash, general cleaning, paint curbs and signage.
- Support cost‑cutting and expense control: fix parts when possible, avoid wasteful use of materials and tools.
- Attend routine safety meetings and complete required training on OSHA and related laws; report accidents promptly.
- Periodically inspect work from contractors and vendors to verify quality, materials, and specifications.
- Assist in routine and periodic property inspections to identify safety concerns and communicate needs to management.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry, crawl in confined areas.
- Work indoors and outdoors in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
- Travel may be required to assist other properties, attend training, business meetings.
- Work a flexible schedule, including evening, weekend, and holiday call duty.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for certified service technicians).
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property, if applicable.
Hourly rate: $23.00 – $25.00 per hour.
Additional compensation may include eligibility for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonuses (onsite property positions).
