Job Summary

Under direct supervision of the Community Manager, the Maintenance Superintendent is responsible for the preservation and upkeep of the property, complying with OSHA safety standards and company policies.

Job Duties and Responsibilities
  • Practice OSHA standards and company safety policy.
  • Attend continuing education safety training as required.
  • Complete hazard assessment forms before tasks.
  • Use proper safety equipment when exposed to risks.
  • Maintain knowledge of all maintenance requirements for the property.
  • Ensure all repairs comply with local building codes, permits, and regulations.
  • Keep accurate records of preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories.
  • Participate in standby emergency schedule for evenings, weekends, and holidays.
  • Perform scheduled maintenance on all equipment per manufacturer recommendations.
  • Inspect all apartment units, buildings, and common areas; perform repairs and janitorial assistance.
  • Maintain grounds per the schedule in the procedures manual.
  • Provide training for colleagues from other communities where appropriate.
  • Communicate verbally and in writing at least twice a day with the Community Manager.
  • Report unusual or extraordinary circumstances regarding the property, co‑workers, or residents.
  • Maintain required property uniform and professional appearance.
  • Track vendor compliance with maintenance contracts and report non‑compliance to the Community Manager.
  • Troubleshoot HVAC systems and repair fan motors, thermostats, etc.; no Freon repairs unless certified.
  • Secure storage areas and entrances; maintain adequate lighting.
  • Obtain state pesticide license if required; exterminate units and common areas per procedures.
  • Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits.
  • Perform light plumbing tasks: clearing stoppages, replacing fittings.
  • Handle replacement and repair of broken glass, tile, screens, draperies, locks.
  • Execute carpentry work: fitting doors, freeing windows, building shelves, refinishing floors.
  • Redecorate vacant units: painting, cleaning appliances, vacuuming, preparing for re‑occupancy.
  • Assist in custodial tasks: sweeping, mopping, vacuuming, trash removal, cleaning windows.
  • Maintain and repair amenities such as pools, spas, ponds, fitness equipment.
  • Assist other team members as necessary.
Knowledge,

Skills and Abilities

(KSAs)
  • Read, understand, and follow handwritten/printed service requests; produce handwritten/typed responses and reports.
  • Read manuals, instructions, warning labels, directional labeling.
  • Operate under time constraints.
  • Remain aware of all work-safety requirements.
  • Travel as required for property business; possess valid driver’s license or government .
  • Use field tools and equipment associated with multi‑family apartment maintenance.
  • Accept additional tasks outside repair and maintenance.
  • Proficiency in reading, writing, speaking English.
  • Limited computer literacy.
  • Complete tasks within reasonable time.
  • Communicate effectively with co‑workers, residents, and vendors.
Education and Experience
  • High School Diploma or Equivalent required.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurnishing, cleaning, and air conditioning.
Physical Demands
  • Access all property grounds, including multi‑level structures, regardless of conditions.
  • Frequently walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl for long periods.
  • Meet vision requirements: close, distance, color, peripheral, depth perception, focus.
  • Lift and carry up to 50 pounds without assistance.
  • Move large appliances using a hand truck.
  • Use hand tools and power tools safely.
  • Ascend and descend ladders unassisted.
  • Tolerate normal levels of caustic chemicals and pest control chemicals.
Qualifications
  • Must have EPA certification or ability to obtain within 90 days of hire or promotion.
