Service Manager

Overview

To elevate resident satisfaction, optimize the performance of community systems, and oversee maintenance operations and inventory, Dream Live Prosper Communities seeks a proactive Service Manager to lead the service department and ensure efficient resolution of work orders.

The ideal candidate is a self-starter with extensive technical expertise across multiple disciplines, including pool care, appliance repair, electrical systems, plumbing, and HVAC. The role requires implementing preventative maintenance strategies and coordinating vendor relationships.

• Wow residents with impeccable service and maintain high standards of property management support.
• Craft cost-saving initiatives and manage budgets effectively.
• Swiftly respond to resident requests within 24 hours.
• Guide the maintenance team’s hours, focus, and on-call schedule.
• Mentor and coach team members; lead by example.
• Prepare vacant apartments for move-ins with top-notch repairs and replacements.
• Perform multi-skilled work across painting, electrical, HVAC, pool maintenance, and related trades as needed.
• Keep grounds pristine, address emergencies promptly, and identify property hazards.
• Nurture relationships with service providers; oversee vendors and supplies.
• Maintain a well-stocked maintenance shop and control costs.
• Uphold loss prevention and manage operating expenditures (OpEx) maintenance budget.
• Streamline purchasing and acquisitions to ensure cost-effectiveness.
• Lead from the front, performing technician and groundskeeper duties as required.
• Schedule vacancies for 5-day turns and assign service requests to qualified personnel for a 24-hour turnaround.
• Manage security deposit dispositions and participate in required meetings.

• HVAC certification with proven experience as an HVAC Service Manager or similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team-management skills with a collaborative approach.
• Excellent problem-solving and decision-making abilities.
• Budgeting and cost-control familiarity.
• Effective communication with team members, vendors, and residents.
• Relevant HVAC certifications and licenses.
• Familiarity with property management operations is a plus.
• Valid driver’s license, clean driving record, and reliable vehicle for on-call work.
• Own basic tools.
• Ability to lift 50+ lbs and walk multiple flights of stairs daily.
• Strong customer service skills and a can-do attitude.

Requires a flexible schedule with varied hours, including potential weekends. Previous experience in property maintenance or facilities management is preferred.
