Maintenance Manager

The Maintenance Manager coordinates with the Community Manager and Assistant Manager to increase net operating income by safely maintaining the exterior and interior of the property to RPM standards at or below approved budget levels. The role contributes to resident retention by making repairs promptly, safely, and efficiently.

• Supervise and ensure proper maintenance of the property and grounds, directing maintenance staff and developing a skilled team of Maintenance Technicians.
• Maintain the operating budget and secure competitive bids for supplies and services.
• Process purchase orders and invoices to control costs.
• Review and prioritize work orders to ensure timely completion and resident satisfaction, and maintain records in the software.
• Oversee maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes and overseeing construction projects.
• Troubleshoot and repair systems such as HVAC, electrical, and plumbing.
• Coordinate with the property manager, respond to maintenance emergencies, and follow up with customers.
• Implement preventative maintenance plans, be on call for after‑hours emergencies, and ensure compliance with OSHA regulations.
• Mentor and train maintenance team members to enhance their skills.

• High school diploma or GED – Preferred.
• Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
• Minimum one year of supervisory experience – Preferred.
• EPA certification required.
• CPO – Preferred.
• Knowledge of Microsoft Office Suite and project management.

• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Push or pull items, reach overhead, bend, stoop, or kneel as necessary.
• Dexterity of hands and fingers to grasp tools.
• Visual acuity to perform inspections, read blueprints, schematics, and screens.
• Hearing to detect sounds indicating potential issues.
• May be required to lift up to 50 pounds, occasionally heavier with assistance.
• Operate maintenance tools including power tools, ladders, and lifts.
• Operate a computer, keyboard, mouse, and other office equipment.

• Field‑based role requiring time outdoors with exposure to the elements.
• Work may involve confined spaces, heights, and hazardous areas.
• Flexible schedule with weekdays, nights, weekends, and holidays as needed.

The anticipated pay range is $34–$38 per hour plus monthly bonuses and a competitive benefits package.
