Grounds & Facility Maintenance Director

Oversees and performs maintenance and repair to maintain the school physical plant in a condition of operational excellence and oversees/performs grounds grooming and maintenance.

Plans and directs the work of all personnel involved in building and grounds maintenance activities.

Determines and initiates the proper action to be taken to effectively and expeditiously complete repairs in accordance with school policy, sound maintenance practices and priority and urgency of operations.

Conducts routine and periodic maintenance inspections of schools and facilities maintaining appropriate certificates of inspection and related paperwork.

Provides training and instruction to personnel when weaknesses are observed: ensures compliance with established regulatory standards concerning safe use and application of chemical supplies (OSHA).

Analyzes needs and makes recommendations for procurement of materials and supplies.

Prepares specifications and submits cost estimates of proposed work activities.

Supervises building level maintenance inventory control.

Develops and assists Administration with an annual priority list for maintenance and improvement of buildings and facilities.

Maintains all safety and code requirements of the State, local and Board of Education guidelines.

Operate and maintain a variety of custodial/maintenance equipment including, but not limited to: floor stripper, buffer, auto scrubber, vacuum cleaner, and two-way radio; replaces belts, bags, and buffer pads as necessary.

Performs or delegates custodial tasks, i.e., emptying and cleaning waste receptacles; washing windows; dusting furniture, cleaning vents, fans, walls; cleaning walkways and entrances; picking up paper, trash and debris in and around buildings.

Responsible for general maintenance and repair work inside and outside the physical plant such as ceiling, roof, electrical, plumbing, carpentry, concrete, masonry, glazing, insulation, tile, pump, and fan repairs, unless such service is contracted to a vendor.

Supervises operation and maintenance of boiler systems and HVAC control systems, unless such service is contracted to a vendor.

Oversee and supervise all vendor contract work associated with grounds and facility maintenance and capital improvements.

Supervises operation and maintenance of water treatment and fire detection/protection systems maintaining documented evidence of compliance with state and local ordinances.

Work with the Illinois Department of Public Health to maintain Water Quality Association Certification and perform or delegate all water testing activities.

Performs weekend and holiday building checks, during the winter months, to ensure heating systems are in working order.

Performs district wide grounds maintenance work such as mowing, plowing, salting, field care, shrub and tree trimming, and road and parking area cleaning and maintenance, unless such service is contracted to a vendor.

Recommends supplies and equipment for purchase and maintains the inventory of district-owned hand tools, equipment, hardware, materials, and supplies.

Maintains key inventory and is responsible for distribution of replacement keys and locks.

Responsible for maintenance and upkeep of alarm systems.

Prepare and present annual Report including: custodial staffing update, completed training, school health and hygiene overview, key challenges/recommendations and proposed summer project schedule. Report presented annually to Administration by February 15th.

Prepare and maintain a variety of records and reports related to assigned activities and personnel.

Conducts custodial staff meetings as directed or when needed.

Respond to and/or coordinate a response to emergency calls after hours as assigned.

Assists school custodians with general maintenance responsibilities.

Performs or delegates non-cleaning tasks and general facility maintenance, i.e., filling paper and soap dispensers, assisting in setting up for meetings/conferences.

Other duties may be assigned.

Supervises temporary summer employees, assistant maintenance personnel, and custodians in the performance of their duties.
