Maintenance Supervisor

The maintenance supervisor manages and assists in the completion of the day-to-day activities involving the maintenance of the buildings/property, equipment, and machinery, including HVAC, building lighting systems, groundskeeping, security, and overall facility appearance. The position supervises and coordinates the work of employees who repair and maintain buildings/property, equipment, and machinery, including maintenance technicians and grounds.

Essential Functions

  • Prepares work schedules, assigns work, and oversees property maintenance while minimizing overtime.
  • Coaches, counsels, and manages the performance of direct reports.
  • Develops and maintains a preventative maintenance schedule program for applicable equipment and machinery.
  • Arranges for and manages appropriate vendor support as needed after consultation with Site Manager.
  • Enforces sound safety and housekeeping practices.
  • Provide your own basic tools (or be willing to obtain the required hand tools prior to employment)

    This position manages all employees of the department and is responsible for the performance management and hiring of the employees within that department with input from the Site Manager. Work Environment:
    While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. The employee is occasionally exposed to a variety of extreme outside weather conditions.

    Physical Demands:
    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift or move items over 50 pounds.

    Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Able to climb ladders to a height of 20 feet.

    Position Type and Expected Hours of Work

    This is a full-time position. Days and hours of work are Monday through Friday. 40 hours per week. Occasional evening and weekend work may be required as job duties demand.

    Travel

    Travel to assist other TMAM properties if needed and attendance at mandatory meetings and training seminars.

    Required Education and Experience

  • High school or trade school diploma.
  • Minimum of six years of related experience.
