- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
- Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
- Complete assigned service requests and repairs in a safe and timely manner.
- Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.
- Clean parking lot areas, garages, walkways, entryways and hallways.
- Operate indoor floor scrubber machines when necessary.
- Ensure model tour route is free of debris.
- Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
- Empty trash cans and move/clean trash dumpsters and surrounding areas.
- Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
- Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
- Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
- Assist with cleaning of vacant units for move‑ins when needed.
- Clean pool, chairs, tables, decks and umbrellas.
- Comply with all training requirements set forth for this position.

- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%). Example:
Bend/stoop/squat/kneel perform routine maintenance/repair duties such picking up debris. Climb stairs routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder. Push or pull move equipment, appliances, and open/close doors. Reach above shoulders perform routine maintenance repairs, paint, stock, and remove equipment. Grasp/grip/turning and finger dexterity handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2‑way radio. - Lifting/carrying (supplies, replacement parts, ladders, etc.). Over 150 lbs rare need (less than 1%) Between 75 - 150 lbs occasional need (1% to 33%) Between 25 - 75 lbs frequent need (33% to 66%) Between 1 - 25 lbs constant need (66% to 100%).
NOTE:
