Job Title:

Manager, Campus Property Services Purpose and Scope

The Manager, Campus Property Services oversees daily operations for building maintenance, custodial, and grounds. The manager fulfills a leadership role, directing and coordinating department activities, creating and implementing processes, reviewing and analyzing reports, preparing schedules and resolving problems.

Essential Job Functions
  • Completes and assigns work orders to technicians, carries out preventative maintenance on all non-MEP equipment, and documents work in the CMMS.
  • Implements inventory controls, preventive maintenance programs, equipment replacement schedules, and energy conservation initiatives.
  • Ensures staff training on building and safety codes, OSHA, fire codes, hazardous waste disposal, and operational procedures.
  • Orders parts and equipment, approves contractor billing, and coordinates with MEP and Property Services Director on mechanical equipment decisions.
  • Provides operational performance reports using CMMS, BAS, and utility tracking tools.
  • Oversees custodial, grounds, and maintenance team schedule, workload, and inspections for safety compliance.
  • Collaborates with Manager, MEP to build operations systems, HVAC, electrical, inventory control, sustainability, and environmental compliance.
  • Manages service contracts with external vendors.
  • Directs, schedules, and assigns non-MEP related work requests, ensuring timely completion.
  • Recruits, trains, and manages teams and individual contributors.
  • Performs other reasonable duties as assigned.
  • Knowledge, Skills, and Abilities
    • Strong understanding of custodial, groundskeeping, and general maintenance operations.
    • Familiarity with CMMS and utility tracking tools.
    • Knowledge of inventory control principles and procurement processes.
    • Comprehensive understanding of workplace safety regulations, OSHA standards, fire codes, and hazardous materials handling.
    • Knowledge of federal, state, and local building codes and compliance requirements.
    • Ability to manage inspections, testing, and compliance documentation for critical systems.
    • Experience working in high‑rise and complex building environments.
    • Effective written and verbal communication skills.
    • Advanced problem‑solving and decision‑making skills.
    • Strong computer skills including Microsoft Office Suite, database applications, and facility management software.
    • Knowledge of mechanical systems, HVAC, electrical, plumbing systems, and BAS.
    Physical Abilities
    • Operate power tools and equipment associated with building maintenance.
    • Comfortable working at heights up to 50 feet.
    • Capable of exerting up to 50 pounds of force occasionally and frequently for moving objects.
    Work Schedule and Conditions
    • Indoor and outdoor environments: mechanical rooms, rooftops, and crawl spaces.
    • Exposure to temperature extremes, noise, dust, chemicals, and hazardous materials.
    • Use of personal protective equipment may be required.
    • Interface with internal and external contacts as needed.
    • May travel to different LSC locations and be reassigned.
    • May need to work weekends and untraditional hours.
    • Classified as essential employee; may be required during campus closures or emergencies.
    Required Qualifications
    • Bachelor’s degree and at least 3 years of experience or equivalent combination of education and experience.
    Preferred Qualifications
    • Experience in a supervisory role.
    • Certified Facility Manager (CFM) or Facilities Management Professional (FMP).
    Salary

    Hiring salary range: $58,625 – $67,419.
