Make ReadyThe Make Ready assists with all maintenance activities—corrective, preventive, routine, emergency, and cosmetic—under the guidance of the Maintenance Supervisor and Community Manager. The role ensures units meet property standards before new residents move in and supports special projects as required.
Essential Duties & Responsibilities- Provide daily on‑site attendance and regular maintenance for the community.
- Ensure make‑ready units meet property standards, including repairs, fixture replacement, painting, appliance installation, and plumbing/electrical checks.
- Respond to resident and management requests and complete work orders for common areas, buildings, and units.
- Maintain the condition of community common areas and make‑ready units.
- Schedule and perform all maintenance/repair–related turn events.
- Assist in the daily exterior clean‑up of grounds, buildings, and common areas.
- Perform swimming pool maintenance, cleaning, and maintain chemical logs.
- Inspect grounds, buildings, and features daily to identify and correct hazards or liability concerns.
- Maintain a preventative maintenance program to extend community life and minimize future repairs.
- Understand and follow Asset policies.
- Organize and stock the maintenance shop while adhering to safety standards and OSHA guidelines.
- Support the Maintenance Supervisor in the hazard communications program and teach safe work practices.
- Participate in unit inspections as requested.
- Assist with inventory monitoring of equipment and supplies.
- Maintain accurate service request records, EPA/OSHA standards, preventative maintenance logs, and work‑in‑progress updates.
- General upkeep, maintenance, and cleaning of office, common areas, and model units.
- Report any violations of community rules to the Maintenance Supervisor or Community Manager.
- Use property resources, equipment, and supplies efficiently.
- Perform additional tasks as directed by the Maintenance Supervisor or Community Manager.
- Manage excellent customer service and monitor service‑request turnaround.
- Project a favorable community image to achieve property objectives and public recognition.
- Ensure consistency in resident interactions.
- Enforce delegated community policies.
- High School Diploma or Equivalent.
- Basic computer skills; ability to use on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement and travel between work sites.
- Ability to use ladders, stairs, ramps, step stools, and work in various positions, including confined spaces and overhead positions.
- Capacity to lift, move, and place objects over 100 lbs, and operate machinery, power tools, motor vehicles, and golf carts.
- Work in outdoor conditions, including wind, precipitation, temperature extremes, and hazardous chemicals.
- Availability for overtime, weekends, night hours, and on‑call emergencies.
- Occasional stationary positions, standing or sitting for prolonged periods.
- Reliable transportation required due to on‑call emergency responsibilities.
Salary Range: $15 per hour to $18 per hour.
