Apartment Maintenance Supervisor - Residential

Full Time / Part Time

Paths is seeking a hands‑on Maintenance Supervisor for a 256‑unit residential community in Dallas, TX. This role is responsible for overseeing the day‑to‑day maintenance of the property, including service requests, unit turns, building systems, grounds, vendor coordination, and supervision of maintenance team members. The Maintenance Supervisor will play an important role in helping maintain a safe, clean, and well‑functioning community for residents.

Essential Functions / Responsibilities
  • Complete and oversee general maintenance repairs, including plumbing, electrical, carpentry, drywall, painting, flooring, appliance repair, and make‑ready work.
  • Review, prioritize, and complete work orders in a timely and professional manner.
  • Supervise and support maintenance staff, including the Maintenance Technician and Groundskeeper.
  • Assist with unit turns, move‑in inspections, annual inspections, and ongoing property inspections.
  • Maintain the building, grounds, common areas, exterior areas, equipment, tools, and supplies.
  • Monitor property conditions and report larger repair needs, safety concerns, or vendor needs to management.
  • Coordinate with property management, vendors, residents, and team members to keep maintenance operations moving smoothly.
  • Ensure proper trash removal, curb appeal, and cleanliness of the property.
  • Maintain inventory of supplies, tools, and equipment.
  • Participate in the after‑hours emergency on‑call rotation as needed.
  • Follow company policies, safety procedures, and applicable housing/property regulations.
  • Help train, guide, and hold maintenance team members accountable for quality work and timely follow‑through.
Requirements
  • At least 5 years of hands‑on maintenance experience, preferably in residential, multifamily, affordable housing, or apartment communities.
  • At least 2 years of supervisory or lead maintenance experience preferred.
  • Strong working knowledge of plumbing, electrical, carpentry, painting, drywall, appliance repair, unit turns, and general building maintenance.
  • HVAC/EPA certification preferred.
  • CPO/Pool, plumbing, sprinkler, or other trade certifications are a plus.
  • REAC/NSPIRE or affordable housing inspection experience is a plus.
  • Ability to prioritize work orders, emergencies, unit turns, and property needs.
  • Strong communication skills and ability to work professionally with residents, staff, vendors, and management.
  • Ability to lead by example and remain hands‑on when needed.
  • Must be comfortable working in a resident‑facing environment.
  • Must be reliable, organized, and able to manage changing priorities.
  • Must be able to respond to after‑hours emergencies as needed.
  • High school diploma or GED preferred.
  • Must be able to lift up to 50 pounds and perform physical tasks including bending, stooping, climbing, reaching, and carrying tools/equipment.
Pay Range

$29.00 to $31.00 per hour
