Brief Description
SYNC at West Dallas is seeking an experienced Maintenance Technician to join our service team! Candidates must have at least 3 years of apartment maintenance experience with strong HVAC, appliance, plumbing, and electrical troubleshooting and repair skills, the ability to clearly communicate repair options and schedules to residents to set appropriate expectations, and take pride in completing repairs correctly the first time.
This role is also responsible for completing make‑readies, including interior paint touch‑ups, carpet cleaning, and other items as outlined on the make‑ready checklist. Valid driver’s license and bi‑weekly on‑call rotation participation required.
- Participate in daily groundskeeping duties throughout the community
- Complete work orders as assigned by the Maintenance Supervisor and/or Property Manager in order of priority
- Walk all grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste items and ensure all equipment and community property is in proper working condition and free from safety hazards
- Assist in the make‑ready process as needed to ensure unit availability for leasing efforts
- Support the Maintenance Supervisor with all checklists and complete projects as assigned
- Update all relevant systems with work order and make‑ready statuses for proper tracking and reporting
- Respond to after‑hours and emergency work order calls
Responsible for maintaining the cleaned and repaired condition of the property interiors, exteriors, and site using company‑supplied materials and equipment and following manufacturer’s directions for the same. Provides support and rotates emergency calls with the Maintenance Lead. This is a line position with direct impact on company funds.
- Monitor and assist completion of make‑ready units
- Troubleshoot, diagnose, and correct minor air conditioning failures (e.g., low freon, bad compressor, fan motors). EPA certified. Ensure filters are replaced in a timely manner. Assist with replacing complete systems as needed. Perform air conditioning repairs and replacements in compliance with federal regulations.
- Troubleshoot, diagnose, and correct minor heating failures (e.g., replace heat strips, exchangers, thermo‑couplings, boilers, tube bundles). Complete preventative maintenance as necessary.
- Troubleshoot diagnoses and correct minor appliance failures (e.g., replace dishwasher motors, garbage disposals, ice makers, stove elements, thermo‑couplings).
- Repair minor electrical problems (e.g., replace switches, receptacles, fixtures). May work with high voltage 110‑220 V.
- Repair minor plumbing problems (e.g., replace bibs, seats, pop‑up assemblies, operate sewer machines, sweat copper lines, maintain boiler logs).
- Provide minor carpentry, glass and sheet‑rock repairs (e.g., remove/replace door frames, patch holes in sheet rock, apply texture, repair sub‑floors, repair cabinets).
- Assist in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
- Perform necessary repairs and preventative maintenance on rental units as they become vacant, maintain adequate supply of rental units ready for occupancy, and assist in painting and finishing of interior units, office, clubhouse, laundry rooms, and common areas.
- Repair, patch, and re‑stretch carpet; install vinyl or sheet goods.
- Re‑key locks and cut keys.
- Continuously inspect the property for safety hazards that pose a liability or potential liability, correct them immediately, and advise of necessary action.
- Share on‑call duty with Maintenance Supervisor and be available at all times via pager, unless previous arrangements have been made.
- Perform reasonable duties under supervisor’s direction in completing resident work orders and requests for service.
- Incorporate both safety and customer service in the performance of all job duties.
- Maintain consistent and punctual attendance record.
