Position: Maintenance Tech I

Job Summary

Under the Supervision of the Maintenance Manager and / or Community Manager, the Maintenance Technician I is a Lead Maintenance Technician responsible for performing advanced maintenance tasks. Responsibilities include more complex tasks such as troubleshooting and correcting electrical, plumbing, appliances, and HVAC needs. Additional responsibilities include work orders, quality unit turns, maintaining the grounds, conducting preventative maintenance, and assisting with the construction/rehabilitation needs of the apartment community.

This position will collaborate with the Maintenance Manager and Community Manager for the overall property to assist the leasing staff in achieving the overall occupancy goals, and for assisting in resident retention by providing a quality living experience for the residents.

Essential Functions

  • Assists Maintenance Manager and / or Community Manager with the daily activities of the property’s maintenance team. Apply Vista Management policies and procedures to all maintenance operations of the community.
  • Mentor maintenance team in areas of electrical, plumbing, appliances, and HVAC repairs.
  • Perform maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins.
  • Manage all aspects of the work order process, included but not limited to timely completion of work orders within 24-48 hours, accuracy of work, resident satisfaction, and close out of work orders in Yardi.
  • Non-renovated unit turns need to be completed in 5 days and renovated unit turns completed in 30 days. All turns need to be tracked in Yardi.
  • Ensure all work is completed according to Vista Management standards.
  • Maintain a high standard of customer service through timely response. Follow up with residents and management as needed on status of work and report, any potential issues/liabilities.
  • Assist in obtaining proposals when needed.
  • Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies.
  • Train others on safety guidelines for tools and equipment to include basic operational knowledge.
  • Assist to maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property.
  • Helps to consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas.
  • Picks up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.
  • Assists with preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances.
  • Helps conduct monthly lighting inspections and replacements of lights where needed.
  • Assist with the completion of annual unit inspections and repairs.
  • Keep work areas, maintenance shops, storage areas, equipment clean, and well organized.
  • Reports to Maintenance Manager and / or Community Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.
  • All keys must be secured, and no keys can be taken home with authorization from Vista Management.
Supervisory Responsibilities
  • Fills the role of acting Maintenance Manager in their absence unless property does not have designated position.
  • Ability to carry out supervisory responsibilities in accordance with the Company’s policies and applicable laws.
