Job Description

The Maintenance Technician performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by completing maintenance-related tasks.

Essential Roles You Will Play
  • Complete assigned work orders from resident requests within 24 to 48 hours, diagnose defects, and perform repairs following established policies, safety standards, and code requirements.
  • Complete the make-ready process to prepare vacant apartment homes for leasing, including pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Support cost control by fixing parts rather than replacing them when possible and using materials and tools efficiently.
  • Follow procedures for obtaining materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
  • Complete documentation and paperwork to document and track service requests.
  • Periodically inspect work by contractors or service providers to verify quality and compliance with requirements.
  • Comply with Range Water safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents promptly.
  • Provide customer service by treating residents with respect, addressing questions and complaints, and completing work orders with efficiency and urgency in a stressful environment.
  • Assist in conducting routine property inspections to identify safety concerns and communicate needs to management.
  • Other duties as assigned.
Work Hours and Environment

Schedule:

40 hours per week (may vary by state and location). Typical site hours of operation may vary by site.

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
Essential Requirements
  • Must be available to work on weekends when scheduled and able to perform essential functions unaccompanied.
  • Work in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant or hazardous.
  • Must be able to work a flexible schedule that includes evenings, weekends, and holidays.
Qualifications Summary

Education and Experience:

  • Education:

    High School Diploma or GED
  • Experience Preferred: 1-3 years of apartment maintenance or equivalent preferred
  • Advanced

    Skills:

    Strong communication and delivery skills with the ability to connect with people at all levels
  • Computer

    Skills:

    Proficiency in internet, word processing, spreadsheets, and databases for reporting; strong proficiency in property management software (Entrata, Yardi, and/or One Site preferred)

Licenses and

Certifications:

  • Current valid Driver’s License
  • EPA certifications Type I and II or Universal for refrigerant handling, and all certifications required by state and local jurisdictions

Physical Requirements:

  • Weight: able to push, pull, lift, carry, or maneuver up to 50 pounds independently and up to 150 pounds with assistance
  • Mobility: stand, walk, reach, climb, stoop, and squat; occasional sitting and keyboard use
  • Travel: routine local travel may be required; non-local travel may be required for business purposes
