Job Overview
Position assumes responsibility for maintenance and upkeep of a community along with the management of the maintenance and facilities team. Closely monitors, inspects, identifies, and communicates issues and deficiencies throughout all phases of general maintenance. Includes carpentry, electrical work, HVAC, plumbing, mechanical equipment, painting, general hardware, minor repairs, and cleanliness. Makes recommendations for significant mechanical replacement, vendor use, and maintenance initiatives.
Accountable for preventative maintenance and workplace safety following company procedures and guidelines.
- Direct the work of 2 or more maintenance, porter, make‑ready, and housekeeping employees.
- Hire and manage performance, including recommendations for hiring, firing, advancement, promotion, or other status changes.
- Plan, monitor, and appraise job performance; coach, counsel, and discipline employees in conjunction with the General Manager.
- Assess repair needs and estimate time required for repair.
- Monitor functions of service contractors and community repair/maintenance contractors.
- Conduct inventories of supplies, parts, etc.
- Assign work orders to associates, inspect work, and manage efficiency and productivity.
- Request and/or purchase maintenance supplies and materials cost‑efficiently.
- Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises.
- Provide on‑call availability for emergencies and projects assigned by Supervisor/General Manager.
- Build effective relationships with vendors and contractors.
- Maintain shop, equipment rooms, and storage areas in a neat, organized, and secure condition.
- Participate as needed in performing work order maintenance repairs.
- Utilize new equipment and follow safety procedures prior to use.
- Follow safety procedures and maintain a safe and secure work environment throughout the property.
- Accountable for the property safety program and OSHA compliance.
- Perform repairs and work orders on occasion.
- Other tasks and projects as assigned by management.
- Previous maintenance supervisor or three years of property management maintenance experience required.
- Strong experience supervising staff, strong interpersonal skills, strong customer service principles and practices, and strong time‑management skills.
- Must be able to multi‑task and operate in a fast‑paced environment.
- Computer literacy required; professional knowledge of MS Office (Excel, Word).
- On call 24/7 with ability to respond to emergencies promptly; flexible schedule and weekends as needed.
$115,000 - $120,000 per year
