About the Position

We’re looking for a talented maintenance supervisor to manage day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all local, state and federal regulations. The role also involves financial stewardship, contributing to and staying within the property budget.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance‑related issues in a timely manner according to Avenue5 Policy and Practices.
  • Perform various maintenance functions including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Conduct proactive preventative maintenance including siding, painting, lighting, sprinklers, pool, golf‑cart, elevator and more.
  • Ensure work order systems accurately reflect all completed work and are completed on time to company standards and resident satisfaction.
  • Daily inspect property grounds, buildings, and common areas to maintain safety and cleanliness standards and identify maintenance, repair or replacement needs.
  • Oversee and assist with management of property emergencies such as snow, fires, floods and other inclement weather.
  • Communicate promptly with the maintenance supervisor and property manager concerning all maintenance issues.
  • Promote safety and risk management in accordance with local, federal, state and company rules.
  • Monitor response times for emergency on‑call/after‑hours assignments; address issues as needed; participate in on‑call rotation.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interacting courteously with residents.
  • Foster a positive, collaborative relationship with residents, other properties and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections and ensure timely completion of quality unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance at all times, promoting the same for the entire team.
  • Administer the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor or property manager.
  • Solicit suppliers and contractors when work is necessary and ensure they comply with company policy.
  • Collaborate with the property manager to keep the team and property compliant with company, ownership, state and federal policies.
  • Walk the property weekly with property leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within the allotted property budget and contribute to future budget planning.
  • Other duties as assigned by property leadership.
Education and Experience
  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or a directly related field.
  • Possess general maintenance and carpentry skills.
Skills and Requirements
  • Valid driver’s license with a clean driving record and current auto insurance.
  • Ability to read, write and understand English.
  • Ability to use general office equipment such as telephone, fax, printer, copier and key‑track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Maintain professional appearance and comply with prescribed uniform policy.
  • Comply with all safety requirements.
  • Complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
