Dallas, TX Compensation: $18-$21 Per Hour (Depending On Experience) Position Summary

We are seeking a dependable and detail-oriented Groundskeeper to join our on-site maintenance team. In this role, you’ll help maintain the appearance, safety, and cleanliness of the property's exterior and common areas. You’ll play an essential role in supporting the maintenance team by ensuring that residents, guests, and staff experience a clean and welcoming environment every day.

Essential Functions Grounds & Common Area Maintenance
  • Maintain the cleanliness and presentation of all exterior property areas including sidewalks, entryways, parking lots, dumpster enclosures, grassy areas, and community amenities
  • Pick up trash and debris daily throughout the property and report large items or illegal dumping to management
  • Clean common areas such as breezeways, stairwells, laundry rooms, and leasing office exteriors
  • Assist with seasonal upkeep including raking leaves, trimming bushes, spreading ice melt, or clearing walkways during cold weather
Repairs & Property Support
  • Perform minor exterior repairs such as fixing gates, fences, light fixtures, and walkways as directed by the Maintenance Supervisor
  • Report safety concerns, maintenance issues, and hazardous conditions immediately
  • Maintain inventory and proper care of groundskeeping tools and equipment
  • Assist with cleaning and prepping vacant units when needed, including trash-outs and light cleaning
Safety & Presentation
  • Always wear the approved uniform and maintain a professional and respectful attitude
  • Follow OSHA safety standards and company safety procedures during all tasks
  • Ensure grounds and pathways are free from trip hazards and other dangerous conditions
  • Support overall community curb appeal by keeping high-traffic areas clean and well-maintained
Other Duties
  • Assist the maintenance team with project-based work, vendor coordination, and supply restocking
  • Participate in training and team meetings as needed
  • Complete other tasks as assigned by the Property Manager or Maintenance Supervisor
Qualifications Education & Experience
  • High school diploma or equivalent preferred
  • Minimum 2 years of experience in groundskeeping, janitorial work, or exterior maintenance (preferably in multifamily housing)
Skills & Competencies
  • Strong attention to detail and commitment to cleanliness and safety
  • Ability to work independently with minimal supervision
  • Good time management and ability to handle repetitive tasks efficiently
  • Basic understanding of landscaping tools, safety procedures, and minor repairs
  • Ability to communicate clearly and respectfully with residents, staff, and vendors
