Assistant Service Manager- Ridge Parc

Position Summary

The Assistant Service Manager is responsible for the overall maintenance of the assigned property. The Assistant Service Manager will be responsible for assisting with all aspects of apartment maintenance including, but not limited to, HVAC repairs, drywall/sheet rock, appliance repair, basic electrical maintenance, plumbing, etc.

• Report any observed problems in units or on the property to the Community Manager.
• Keep or ensure grounds, garbage container areas, hallways, garages and/or parking lots neat and orderly, removing trash or debris.
• Patrol these areas regularly to maintain cleanliness, vacuuming or blowing as necessary.
• Assist management/leasing staff with curb appeal activities, e.g., detailing model units, placing balloons, banners, a-boards.
• Complete assigned maintenance work orders.
• Analyze work orders for patterns or long-term concerns.
• Maintain building exteriors, interiors, and common areas as directed by Service Manager, including pressure‑washing, painting, gutters, downspouts, roof drainage, French drains, surface water management, fire alarm systems, extinguishers, sprinkler systems, signage, laundry centers, playgrounds, tennis courts, sports courts, and other common areas.
• Perform a range of HVAC, electrical, plumbing, carpentry, and preventative maintenance tasks as needed/requested.
• Assist in completing and turning vacant units within 3 business days and report status to managers.
• Change locks and keys on vacant unit doors, and update keys for occupied units as needed.
• Be on-call for emergency calls on a 7‑day rotating basis, using a digital pager; return pager calls within 10 minutes.

• High school education or equivalent.
• EPA Type II Certification or higher (HVAC Certified).
• 3 years of experience in multifamily maintenance with public interaction preferred.
• Valid driver’s license and current vehicle insurance.
• Personal automobile for local job‑related travel and pickup, or ability to drive a pickup truck and van.
• Willingness to assist with janitorial, custodial, gardening, painting, and related tasks.
