Turnkey Prep Technician

A generous 401K program where the company matches employee contribution up to 5% of annual pay. Eligibility begins after completing one year of employment. Enrollment in January and June annually.

A robust Paid Time Off program that accrues with each pay period. 16 days annually years 1 – 4 (5 days available after initial 90 days of employment), 21 days annually years 5 – 9 and 26 days annually after reaching 10th year anniversary.

Under the supervision of the Maintenance Supervisor, the Turnkey Prep Technician is responsible for initial cleanouts, basic cleaning, and prepping residential units for maintenance and painting. This position also contributes to general property cleanliness and assists with property upkeep as needed, ensuring units and common areas are maintained in a clean and safe condition.

Duties and Responsibilities:

  • Remove trash, debris, and unwanted items from vacant units ("trash out" duties).
  • Perform light cleaning in units to provide a workable space for maintenance staff (not a deep clean but ensure basic cleanliness and safety).
  • Assist maintenance team with painting, including removing switch and outlet plates, and assisting with taping off surfaces to protect areas not being painted.
  • Assist the cleaning team when there are no units to trash out or prep, including helping to maintain clean common areas and stack buildings.
  • Support the upkeep of the property by picking up trash and debris from grounds and cleaning dumpster and mailbox pad areas as needed.
  • Sweep or blow building walkways and maintain interior entrances and common spaces in a neat condition.
  • Report building or property damage, vandalism, and any unusual conditions to the Maintenance Supervisor.

    Qualifications:

  • High School education or equivalent.
  • Ability to lift, regularly move, and maneuver objects weighing up to 50 pounds.
  • Physical stamina and the ability to work hands-on tasks, often outdoors in various weather conditions.
  • Ability to follow both written and oral communications.
  • Can-do attitude and willingness to assist with general property cleaning as needed.
