JOB OVERVIEW:
Perform general maintenance work to ensure hotel maintenance quality standards are achieved and maintained. In addition, perform protective and enforcement functions in a courteous and restrained manner in coping with emergencies, undesired conduct, disturbances and threats to life and property to maintain a safe and secure environment.

ESSENTIAL JOB FUNCTIONS:

Assist with preventative maintenance and complete report work orders such as replacing ceiling tiles, light bulbs, patching vinyl, etc., to maintain the hotel and keep the product quality standard.

Perform preventative maintenance assignments on a scheduled basis (e.g., "room care").

Assist in checking electrical systems such as air conditioning controls, television sets, lighting systems, and make minor repairs and/or replacement.

Assist in checking and making routine repairs and assist on major repairs of all hotel equipment including small appliances, kitchen equipment, laundry equipment, boilers, pool equipment, HVAC, hand and power tools and general plumbing systems and fixtures such as pipe lines, toilets and sinks, kitchen and laundry equipment.

Ability to service the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs.

Maintain the building exterior and "curb appeal" (e.g., trash pickup, lawn care, painting, gardening).

Refurbish furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors windows and counters. Paint and finish furniture and fixtures if needed.

Spend time during shift on foot patrol, walking, climbing stairs of the interior and perimeter of the hotel to observe and identify potential security and safety risks or undesirable conditions. Requires verbal communication using pager and two way radio, bending, stooping and kneeling.

Maintain order in the hotel, dealing with the welfare of guests, and assisting with door lock problems. Coordinate expedient response to emergency conditions such as fire, fire or safety hazards and threats to life and/or property in a calm, rational and persuasive manner. Handle undesired conduct and potential violations of hotel policy as warranted for the security and safety of hotel guests, associates, patrons and property.

Requires grasping, lifting and or carrying or otherwise moving persons, packages, luggage, wheelchairs and safety equipment using manual dexterity of hands.

Watch for suspicious persons entering, exiting, or loitering around building. Conduct walk through observations of entire hotel. Promote safe work practices.

Memorize and monitor life safety system installed at property including layout of entire building, alarm pull stations, location of fire extinguisher and sprinklers.

Respond in a courteous manner to all guest questions, complaints, and/or requests to ensure strong guest satisfaction.

Exposure to extreme temperatures.

Comply with attendance rules and be available to work on a regular basis.

Perform any other job related duties as assigned.

Conduct routine inspections of all interior and exterior surfaces to assess needs and identify areas for maintenance.

Promptly respond to calls from Housekeeping and Front Desk for guest room and building issues.

Prepare surfaces for painting by cleaning, sanding, and applying primers as necessary.

Apply paint, varnish, and other finishes using brushes, rollers, or sprayers in a timely and efficient manner.

Perform touch-up and repair work on painted surfaces to maintain a uniform appearance.

Apply and maintain caulking throughout the property.

Coordinate with the Building Engineer and General Manager to schedule preventive maintenance projects and minimize disruptions to daily operations.

Maintain accurate records of supply inventory, usage, and equipment maintenance.

With the Building Engineer, maintain weekly detailed records of preventative maintenance performed in guest rooms.

Adhere to safety protocols and regulations while working with painting materials and equipment.

Assist in other maintenance tasks led by the Building Engineer, such as carpentry, plumbing, HVAC and electrical work.

REQUIRED

SKILLS AND ABILITIES:

Must have the ability to communicate in English. Self-starting personality with an even disposition. Maintain a professional appearance and manner at all times. Can communicate well with guests. Must be willing to "pitch-in" and help co- workers with their job duties and be a team player. Climbing, reading, standing, walking and routinely lifting 25 lbs to 50 lbs. Must be able to receive instructions and communicate progress of work assignments.
