Job Overview
CBL Properties owns and manages a national portfolio of market‑dominant properties located in dynamic and growing communities. Our portfolio consists of 87 properties totaling 55.1 million square feet across 23 states, including 55 high‑quality enclosed malls, outlet centers, lifestyle retail centers, more than 20 open‑air centers and other assets. We are currently looking for a hands‑on Operations Director to office at The Pavilion at Port Orange, FL.

- Oversee the outside contractors and work with the respective supervisors of Engineers, Engineer Assistants, Landscapers, Maintenance and Security Personnel as well as any other service providers to ensure the center’s needs are met.
- Assist with bids, bid specs and contracts.
- Maintain inventory control and part ordering.
- Maintain an up‑to‑date log of all preventive maintenance, repairs, supplies and parts.
- Assist the General Manager in gathering data for annual budget and budgeting projects accordingly.
- Perform daily checks of property, equipment, and vehicles and monitor maintenance schedules of the same (golf carts, trucks, sweepers, floor cleaners, etc.).
- Ensure staffing levels of all operational staff satisfy service providers’ commitments.
- Assist the General Manager with oversight of the construction of all tenant spaces, including construction done by outside contractors.
- Implement and maintain task‑specific training programs as appropriate.
- Set up promotional stages for marketing and events, ensuring proper placement and removal of dumpsters, barricades, etc.
- Minimum two years related experience and/or training, or an equivalent combination of education and experience.
- Preferred:
Fifth‑year college or university program certificate; minimum two years supervisory experience; at least five years of basic job experience in building maintenance, HVAC systems, OSHA and EPA regulations. - Language skills:
Ability to read, write, and comprehend simple instructions, correspondences, and memos, and present information in one‑on‑one and small‑group situations to customers, clients, and employees. - Mathematical skills:
Ability to perform basic arithmetic, compute rates, ratios, percentages, and interpret bar graphs. - Reasoning ability:
Apply common sense to follow written, oral, or diagram instructions and solve problems involving several concrete variables in standardized situations. - Physical demands:
Ability to perform typical office tasks and manage lifting up to 50 pounds, standing, walking, bending, kneeling, climbing ladders, and working in outdoor conditions.
The noise level is usually moderate. Work routine includes standing, walking, bending, kneeling, climbing ladders, and working outdoors. Regular lifting of up to 50 pounds is required.
