MAINTENANCE SUPPORT TECHNICIAN - OPS - (BLIND SERVICES)
Salary Range: $17.03 per hour. Candidates are typically hired at the minimum salary. This advertisement may be used to fill multiple vacancies up to six months.
Job DescriptionThis position is located in the Division of Blind Services, at the Career, Technology and Training Center for the Blind & Visually Impaired (CTTC) in Daytona Beach. It provides routine cleaning of the buildings and grounds and supplies maintenance assistance and support. Candidates will work afternoon, evening, and weekend shifts, with flexibility to accommodate 24/7 operations.
Duties & Responsibilities- Perform routine cleaning of buildings, including water fountains, doors, kick-plates, walls, floors, switch plates, windows, and countertops.
- Clean restrooms, including sinks, toilets, urinals, mirrors, and floors; remove trash and restock supplies.
- Sanitize all areas daily with the appropriate chemical compound.
- Understand and take directions from supervisors; recognize problems or potential problems and communicate findings to supervisors.
- Perform grounds keeping duties and keep entrances, entrance mats, and sidewalks clean and safe around the exterior of the buildings.
- Use appropriate personal protective equipment such as gloves, eye goggles, respirators, etc.
- Interpret and understand Material Safety Data Sheets (MSDS), follow recommended dilution ratios, and properly store and dispose of hazardous materials.
- Track inventory parts for repairs and replacements; request parts as needed.
- Maintain tools and equipment, ensuring they are in safe operating condition.
- Assist with authorized moving of office furniture, equipment, and other property.
- Inspect for possible safety hazards in or around buildings; correct hazards using correct procedures.
- Inspect fire safety equipment such as extinguishers, safety lights, and detectors.
- Maintain knowledge of all safety procedures and regulations; attend required safety meetings.
- Practice lessons learned daily to avoid accidents.
- Maintain clean, safe, and orderly work sites and individual work spaces.
- Record and update completed work orders and activity reports; update site maintenance logbooks.
- Care for, maintain, and inventory all supplies and equipment owned by the Division of Blind Services.
- Read and understand blueprints.
- Assist outside contractors and perform minor maintenance repairs as directed.
- Carry ladders and equipment; perform touch-up painting and minor carpentry work.
- Change light bulbs, lighting ballasts, switches, receptacles, etc.
- Maintain floors and carpets; use carpet cleaning machines and grounds keeping equipment.
- Maintain air conditioning systems, change filters, and maintain maintenance logs.
- Assist with maintenance of hardware, doors, windows, restroom fixtures; perform minor carpet repairs.
- Perform plumbing duties such as unclogging drains, repairing flush valves, fixing sinks, urinals, and drinking fountains.
- Complete all necessary paperwork associated with maintenance duties.
- Assist the Maintenance Superintendent with monitoring or adjusting the Energy Management, Fire Protection, and Security Systems.
- Assist in maintenance of all fleet vehicles.
- Perform lifting duties in accordance with safe lifting guidelines.
- Knowledge of cleaning procedures, floor care, and handling of chemicals and cleaners.
- Knowledge of building, mechanical, and fire equipment maintenance or operation.
- Skill in using power tools.
- Effective communication skills.
- Ability to plan, organize, and coordinate work assignments.
- One year of experience with general custodial responsibilities.
- One year of experience in maintenance or repair of buildings, plumbing, mechanical or fire equipment.

They interact courteously with others, consider teammates’ workload concerns, and never negatively affect productivity or morale. Attendance is an essential function.
