Maintenance Technician

The Maintenance Technician is responsible for assisting in the maintenance processes of the property, including corrective, preventive, routine, emergency, and cosmetic maintenance. They also support the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities
  • Community maintenance: regular/daily onsite attendance.
  • Respond to resident and management requests and work orders for community common areas, buildings and units promptly.
  • Ensure all repairs and replacements for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways and all common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate chemical logs.
  • Inspect grounds, buildings and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy and maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with general upkeep, maintenance and cleaning of office, common areas and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency at community.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Provide excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement across work sites, including ascent and descent of ladders, stairs, ramps and step stools.
  • Operation of machinery, power tools, motor vehicles and golf carts; lifting and moving objects up to 100 lbs.; working in overhead positions and confined spaces.
  • Ability to work overtime, weekends, night hours, and on‑call emergency shifts, exposed to outdoor weather elements, hazardous chemicals.
  • Occasional stationary periods, standing or sitting for prolonged periods.
License/Equipment
  • Reliable transportation required for emergency on‑call duties.
Salary

$19 per hour to $19 per hour.
