Maintenance Technician

Overview

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work with the Maintenance Supervisor to deliver skilled, efficient, and professional service. Through dedication and uncompromised performance, this position can be promoted to Maintenance Supervisor. The role reports directly to the Property Manager.

• Perform independent technical maintenance repairs to plumbing, electrical, heating, HVAC, appliances, and other aspects as needed.
• Complete apartment turnover maintenance within 3‑5 business days and close the turnover checklist.
• Install blinds, change filters, replace bulbs, replace drip pans, replace door stoppers, caulk, and handle other miscellaneous repairs.
• Perform common‑area maintenance such as sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning, and related tasks.
• Monitor building exterior for issues with roof, siding, shutters, and similar elements.
• Assist in maintaining an effective preventive maintenance program for the area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures within the area of expertise.
• Enter newly purchased tools or equipment into inventory.
• Keep the work area clean, orderly, and safe, observing all safety rules.

• Valid driver’s license with acceptable driving record and proof of automobile insurance coverage.
• HVAC certification preferred.
• Experience and knowledge in plumbing, electrical, HVAC, and appliance maintenance.
• Ability to lift heavy objects and work on‑call hours if required.
• Strong communication skills for interaction with residents.
• Team‑work orientation and ability to adapt to change in a composed manner.
