THE ROLE

We're looking for someone who can own the physical performance of our properties while ensuring our buildings remain safe, functional, attractive, and well-maintained. This role sits at the intersection of preventative maintenance, building operations, vendor management, capital planning, and asset preservation. The position will be based in De Pere but will regularly travel to our properties throughout Green Bay and the Fox Cities and other Wisconsin markets.

You will work closely with leadership, property management, leasing, construction, and operations to ensure our properties operate efficiently, maintenance issues are resolved quickly, and our assets continue to perform at a high level.

This role is responsible for creating consistency, accountability, and proactive maintenance practices across the portfolio while helping build scalable systems that support the company's continued growth.

KEY RESPONSIBILITIES 1. PROPERTY MAINTENANCE & BUILDING OPERATIONS
  • Oversee the day-to-day maintenance and repair of all assigned commercial and multifamily properties.
  • Develop and execute preventative maintenance programs that maximize the life of building systems and reduce long-term operating costs.
  • Conduct routine inspections of buildings, parking lots, roofs, mechanical systems, landscaping, and common areas.
  • Identify maintenance issues before they become costly repairs.
  • Coordinate repairs involving HVAC, plumbing, electrical, roofing, lighting, carpentry, doors, windows, and general building systems.
  • Ensure company properties remain clean, safe, functional, and professionally maintained.
2. MAINTENANCE COORDINATION & VENDOR MANAGEMENT
  • Coordinate and supervise maintenance vendors, contractors, and service providers across the portfolio.
  • Obtain competitive bids and assist with vendor selection and contract negotiations.
  • Ensure work is completed safely, on schedule, within budget, and to Park Place Holdings' standards.
  • Establish accountability and performance expectations with vendors.
  • Review completed work, verify quality, and approve invoices for payment.
  • Build long-term relationships with reliable vendors who align with the company's expectations.
3. WORK ORDER & MAINTENANCE MANAGEMENT
  • Manage maintenance requests from initiation through completion.
  • Prioritize work orders based on urgency, tenant impact, and operational needs.
  • Maintain accurate records of repairs, inspections, warranties, preventative maintenance schedules, and service history.
  • Communicate maintenance updates with property management and tenants as needed.
  • Ensure maintenance issues are resolved efficiently with a focus on long-term solutions rather than temporary fixes.
  • Assist with planning and execution of capital improvement projects across the portfolio.
  • Support annual maintenance budgeting and five-year capital planning.
  • Recommend repairs and improvements that enhance property value, reduce operating costs, and improve tenant satisfaction.
  • Assist with due diligence inspections during property acquisitions.
  • Partner with construction and operations teams during renovations, tenant build-outs, and redevelopment projects.
5. SAFETY & COMPLIANCE
  • Ensure all properties comply with applicable building codes, safety regulations, and company standards.
  • Coordinate required inspections, testing, and preventative maintenance for fire protection, life safety, HVAC, elevators, and other critical building systems.
  • Promote safe work practices for employees, contractors, and vendors.
  • Assist in responding to after-hours maintenance emergencies when necessary.
6. OPERATIONAL LEADERSHIP & CONTINUOUS IMPROVEMENT
  • Take ownership of assigned properties as if they were your own.
  • Identify opportunities to improve operational efficiency, building performance, and maintenance processes.
  • Develop systems and standards that create consistency across the portfolio.
  • Drive accountability through strong communication, organization, and follow-through.
  • Help build a maintenance program that scales alongside the company's continued growth.
