Position: Area Maintenance Manager - Jersey City

Job Description Summary

This role oversees and coordinates all technical and mechanical work for 3 or more communities totaling over 500 units, ensuring the interior and exterior of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality while meeting budgeted financial and operational goals. The role also assists in developing scopes of work, managing vendor relations, and analyzing maintenance needs and improvements.

This position includes a 100% employer‑paid apartment as part of the total benefits package, in accordance with Jersey City ordinances.

Responsibilities
  • Manages the completion of all work orders generated from resident requests for service, ensures routine upkeep on the properties, diagnoses and repairs or replaces necessary components in accordance with established policies, procedures, safety standards, code requirements, and budgetary constraints.
  • Leads on‑site maintenance staff in diagnosing problems and repairs in HVAC, electrical, plumbing, swimming pool, carpentry, dry‑wall, exterior structure, and appliance areas, scheduling preventative and floating maintenance as applicable.
  • Oversees the “make‑ready” process to prepare vacant apartments for leasing and move‑ins, completing pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, and inspecting finished work.
  • Develops standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar standards.
  • Manages maintenance team members dedicated to each assigned site, including scheduling and scope of work.
  • Routinely inspects work performed by other service team members to assess effectiveness of policies and procedures and develops corrective action plans as needed.
  • Manages all vendor/contractor scheduling and project/work coordination for assigned sites, including recurring contract management and ad‑hoc repairs.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Works in close coordination with the Capital Projects Group when necessary to ensure capital projects at assigned sites are properly scheduled and completed on time.
  • Prepares the maintenance budget for the properties by analyzing and evaluating financial statements and operational reports that establish historic expenditures and predict performance patterns based on yearly unit inspections.
Compensation and Benefits
  • Salary range: $115,000 – $130,000.
  • Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
  • On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
