Job Summary

The Groundskeeper is responsible for performing assigned unskilled manual labor tasks and semi‑skilled janitorial and grounds maintenance tasks for HDC’s properties, including office building, common areas, and turnover/make‑ready cleaning of vacant units. The Groundskeeper must provide exceptional service to all residents.

Essential Job Functions
  • Cleans office building, bathrooms, hallways, community rooms, laundry facilities, community room kitchens, and vacant units in accordance with property standards.
  • Sweeps, scrubs, waxes, and polishes floors using brooms, wet mops, scrapers, and powered scrubbers and buffers.
  • Cleans rugs and carpeted floors using handheld or powered vacuum cleaners, hand sweepers, or shampooers as appropriate.
  • Washes and cleans windows, walls, ceilings, and fixtures, using ladders as needed.
  • Maintains assigned restrooms in a clean, orderly, and sanitary condition; cleans, disinfects, and deodorizes lavatories, urinals, and toilet bowls; cleans mirrors, sinks, faucet knobs; sanitizes floors.
  • Disconnects and cleans appliances.
  • Empties waste baskets and trash containers, and smoking receptacles in and around office, common areas, and vacant units and disposes of trash appropriately.
  • Dusts, cleans, and polishes furniture, desks, and light fixtures.
  • Performs grounds maintenance duties: keeps walks, entryways, and other areas clear of mud, dirt, ice, snow, and debris; maintains parking areas by picking up litter, raking leaves, and disposing of waste; operates watering systems and waters grass and plants; cultivates and mulches flower beds, shrubs, grass, and trees; trims and removes hazardous trees or bushes.
  • Assists in preventive maintenance tasks such as checking smoke detectors, emergency lights, replacing light bulbs, cutting off water to spouts, cleaning dryer vents, changing furnace/air‑conditioner filters, cleaning gutters, and adjusting exterior light timers.
  • Reports unusual circumstances or supply needs to the supervisor.
  • Maintains neat and organized work area; cleans and stores equipment and supplies after use.
  • Performs emergency and after‑hours work as required by HDC policies.
  • Follows safety procedures and standards; maintains a professional image and attitude in line with HDC objectives.
  • Responsible for ethical use and safeguarding of HDC materials and assets.
  • Performs other duties as required, including work in other functional areas to cover absences or balance workload.
  • May spray/treat for insect and rodent control.
  • May assist in transporting, loading, and unloading cabinets, appliances, furniture, and supplies as assigned.
  • May assist leasing staff with curb‑appeal functions such as detailing model units, placing balloons, banners, a‑boards, etc.
  • May assist in general road maintenance, graffiti removal, and painting of fire lanes, parking dividers, etc.
Position Requirements
  • High school graduate or GED; one year of experience in groundskeeping, maintenance, or janitorial field, or equivalent education and experience.
  • Knowledge of techniques, methods, materials, and equipment used in custodial activities and groundskeeping.
  • Ability to understand and follow simple instructions, both written and oral.
  • Skilled in use of building and grounds maintenance tools and equipment (lawn mower, edger, buffer, vacuum cleaner, etc.).
  • Ability to perform moderately strenuous physical activity.
  • Ability to establish and maintain effective working relationships with employees and residents.
  • Valid driver’s license with a good driving record.
  • Must be insurable by HDC’s fleet insurance carrier and covered under HDC’s fidelity bond.
