The Groundskeeper is responsible for maintaining the cleanliness, safety, and overall appearance of the residential apartment community. This position performs routine groundskeeping, landscaping, exterior cleaning, and basic maintenance duties to ensure the property remains attractive, welcoming, and well maintained.
The ideal candidate is dependable, safety conscious, attentive to detail, and able to work independently in a variety of weather conditions. This individual will interact regularly with residents, visitors, vendors, and property management staff and must consistently represent the community in a friendly and professional manner.
$22 - $22 an hour
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Responsibilities Property Appearance and Groundskeeping- Inspect the property regularly for litter, debris, safety hazards, and appearance concerns.
- Maintain clean walkways, parking lots, entryways, dumpster areas, and common outdoor spaces.
- Pick up trash and remove debris from designated areas throughout the property.
- Keep landscaping neat, attractive, and consistent with community standards.
- Identify and report dead plants, damaged landscaping, irrigation problems, poor drainage, and other exterior concerns.
- Assist with seasonal landscaping and property preparation.
- Support curb appeal efforts by ensuring entrances, signage, outdoor amenities, and common areas are clean and presentable.
- Perform pressure washing, painting, and exterior touch-ups as assigned.
- Monitor and assist with basic irrigation system operation and minor repairs.
- Inspect exterior lighting and report or replace damaged bulbs and fixtures as directed.
- Complete minor exterior repairs within the scope of the position.
- Assist the maintenance team with property-related projects and service needs.
- Prepare outdoor areas for seasonal weather conditions, community events, inspections, and resident activities.
- Maintain groundskeeping tools, equipment, and assigned work areas in clean and safe condition.
- Operate landscaping and maintenance equipment safely and according to manufacturer instructions.
- Follow proper procedures for handling, storing, and applying chemicals, fertilizers, and cleaning products.
- Identify and promptly address or report slip, trip, fall, drainage, and other safety hazards.
- Follow OSHA guidelines, company safety policies, and established property procedures.
- Use required personal protective equipment while performing assigned duties.
- Report damaged equipment, unsafe conditions, incidents, and injuries to management immediately.
- Maintain current Certified Pool Operator, or CPO, certification and assist with pool-related responsibilities when assigned and authorized.
- Greet residents, prospects, visitors, and vendors in a friendly and professional manner.
- Respond positively and respectfully to resident questions or concerns.
- Communicate property issues, resident concerns, and unusual observations to management promptly.
- Maintain a professional appearance and demeanor while working on the property.
- Minimize disruption to residents while performing groundskeeping and maintenance duties.
- Represent the apartment community and management team in a positive manner.
- Minimum of two to three years of groundskeeping or maintenance experience within a residential apartment community
. - Current Certified Pool Operator (CPO) certification
. - Working knowledge of landscaping equipment and basic groundskeeping procedures.
- Basic knowledge of irrigation systems, exterior lighting, minor repairs, pressure washing, painting, and seasonal property preparation.
- Understanding of OSHA guidelines and general workplace safety practices.
- Demonstrated attention to detail and commitment to maintaining property appearance.
- Strong attendance and reliability history.
- Ability to work independently and consistently complete daily assignments.
- Effective verbal communication and customer service skills.
- Ability to follow written and verbal instructions.
- Willingness and ability to work outdoors in varying weather conditions.
