The Maintenance Supervisor coordinates the daily maintenance, safety, and repair of the organization’s buildings, grounds, vehicles, and equipment. This position helps provide a safe, functional, and comfortable environment for individuals with intellectual and developmental disabilities in a nonprofit ICF/IID setting.

Key Responsibilities
  • Coordinate preventive maintenance, repairs, inspections, and minor improvement projects.
  • Inspect buildings and grounds regularly and address identified safety or maintenance concerns.
  • Perform and oversee general plumbing, electrical, HVAC, carpentry, painting, appliance, and equipment repairs within the position’s qualifications.
  • Determine when repairs require a licensed contractor or specialized vendor.
  • Assign, schedule, supervise, train, and evaluate maintenance employees.
  • Respond promptly to routine and emergency maintenance requests.
  • Maintain fire alarms, sprinkler systems, extinguishers, emergency lighting, generators, and other life-safety equipment through qualified service providers.
  • Coordinate access and work schedules for contractors, inspectors, and vendors.
  • Maintain work orders, preventive-maintenance schedules, inspection reports, warranties, and equipment service records.
  • Monitor tools, parts, supplies, and maintenance inventory.
  • Monitor expenses and assist management with the maintenance budget.
  • Help ensure compliance with ICF/IID requirements, applicable building and fire codes, OSHA standards, accessibility requirements, and organizational policies.
  • Prepare facilities for regulatory inspections and correct identified deficiencies promptly.
  • Coordinate vehicle inspections, routine servicing, repairs, registration, and maintenance records when assigned.
  • Ensure tools, chemicals, fuels, and hazardous materials are labeled and stored securely.
  • Assist with emergency preparedness, severe-weather response, and snow or ice removal.
  • Complete work respectfully around residents and minimize disruption to their homes and routines.
  • Participate in after-hours and emergency on-call coverage.
Required Qualifications
  • High school diploma or equivalent.
  • At least three years of building, facility, property, or general maintenance experience.
  • Previous lead-worker or supervisory experience.
  • Working knowledge of plumbing, electrical systems, HVAC, carpentry, painting, appliance repair, and general maintenance.
  • Ability to identify safety hazards and recognize when licensed or specialized services are necessary.
  • Ability to maintain records, use basic computer systems, and manage work orders.
  • Valid Oklahoma driver’s license and acceptable driving record.
  • Ability to pass required background checks, health screenings, registry checks, and drug testing.
Preferred Qualifications
  • Technical-school education or relevant trade certification.
  • Experience in an ICF/IID, healthcare, residential, nonprofit, or long-term-care facility.
  • Knowledge of life-safety, fire-code, OSHA, and accessibility requirements.
  • HVAC, electrical, plumbing, or facilities-maintenance certification.
  • Experience coordinating contractors, inspections, and vehicle maintenance.
Physical Requirements
  • Ability to stand, walk, bend, kneel, climb ladders, reach, and work in confined or elevated areas.
  • Ability to lift and carry up to 50 pounds, with assistance or equipment for heavier objects.
  • Ability to work indoors and outdoors in varying temperatures and weather conditions.
  • Ability to operate hand tools, power tools, and maintenance equipment safely.
  • Ability to respond promptly to urgent maintenance issues.
