Location: Hockessin

We’re seeking a skilled and dependable Maintenance Technician / Supervisor to support a small residential community in Sunbury, Ohio. This is a one‑person onsite maintenance role, so the ideal candidate must be confident working independently, managing daily operations, and ensuring the property remains safe, functional, and well‑maintained.

Key Responsibilities Leadership & Operations
  • Independently manage all maintenance operations for the community
  • Maintain and operate all mechanical equipment and building systems
  • Ensure maintenance coverage at all times, including participation in the on‑call rotation
  • Perform all duties with the highest level of safety and professionalism
  • Maintain a clean, organized, and OSHA‑compliant maintenance shop
  • Maintain operating manuals, warranty records, and inventory documentation
  • Follow all purchasing procedures and adhere to established budget guidelines
Property Maintenance & Repairs
  • Diagnose and perform routine, emergency, and preventative maintenance
  • Complete plumbing, electrical, HVAC troubleshooting, and appliance repairs
  • Perform interior/exterior painting, caulking, and light drywall repair
  • Change locks, keys, bulbs, and hardware as needed
  • Install or assist with installation of appliances
  • Ensure all work orders are completed within 24 hours whenever possible
  • Maintain accurate records of work orders, inspections, and maintenance logs
Unit Turns & Make‑Ready
  • Prepare vacant units for re‑occupancy following company standards
  • Walk upcoming or newly vacant units to forecast repairs
  • Complete punch lists and quality‑control checks
  • Remove trash or abandoned belongings from units
  • Ensure all systems, appliances, and aesthetics meet move‑in standards
  • Prep units for painting, including breakdown and reinstallation of plates, fixtures, etc.
Grounds & Common Area Maintenance
  • Maintain curb appeal, cleanliness, and safety of the property
  • Perform litter pick‑up, janitorial duties, and common‑area cleaning
  • Manage snow removal and sidewalk safety during winter months
  • Pressure washing, blowing breezeways, and maintaining parking areas
  • Continually inspect buildings, grounds, and common areas for safety hazards and maintenance needs
Safety, Compliance & Reporting
  • Conduct monthly safety meetings (if applicable) and document topics
  • Maintain SDS documentation and OSHA compliance
  • Monitor O&M programs (Asbestos, Lead‑Based Paint, Mold & Fungi)
  • Ensure contractors, specialists, and staff follow proper safety protocols
  • Maintain all required records and reports to ensure full compliance
Qualifications
  • High school diploma, GED, or equivalent
  • HVAC Certification (Required)
  • CFC Certification (Preferred)
  • CPO Certification (Preferred)
  • Minimum 4 years of hands‑on maintenance experience (multifamily preferred)
  • Strong knowledge of HVAC, plumbing, electrical, and appliance repair
  • Ability to work independently and manage a full maintenance workload
  • Valid driver’s license and reliable transportation
  • Ability to lift 50+ lbs, climb ladders, and perform physical maintenance tasks
  • Knowledge of OSHA regulations and SDS standards
  • Excellent communication, customer service, and time‑management skills

Compensation: $27.00 - $30.00 per hour.
