We are currently seeking a Multi‑Site Groundskeeper to join our team at Groves of Delray and Villages at Delray, two apartment communities (302 total units) in Palm Beach, FL.

The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. Duties include daily trash removal from all exterior areas, cleaning around dumpsters, landscaping tasks (raking, mulching, weeding, watering), and snow/ice removal per policy. Maintain common areas by emptying trash, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies. Use a digital device to manage work orders, inspections, and documentation.

Ensure a safe work environment, report hazards, and comply with Fair Housing laws. Maintain professional conduct, attend meetings, assist staff as needed, and perform other duties as assigned.

• Grounds and Exterior Maintenance – walks the property daily to remove trash from grounds, breezeways, parking lots, playground, drain basin edges, behind fence lines, cleans around all dumpsters, rakes and mulches around trees and landscaped areas, weeds around trees and flowerbeds, waters grounds as needed, performs snow removal: shovels steps, sidewalks, walkways, applies ice melt, remains on duty until all snow is cleared per policy, reports snow/ice removal activities to the Community Manager.
• Common Area and Facility Cleaning – empties all trash containers daily, cleans/polishes lighting fixtures, surfaces, and trim in common areas, cleans rugs, carpets, furniture, draperies/blinds, replenishes bathroom supplies in office and common areas, cleans laundry rooms daily (if applicable): empties trashcans, wipes down machines, sweeps floors daily; mops floors twice weekly.
• Communication and Administrative Tasks – delivers community fliers as directed, uses digital maintenance device to review, update, and manage work orders daily, documents all tasks as work orders, completes monthly inspections and turns maintenance digitally while maintaining proper care of the device.
• Safety and Compliance – maintains a safe work environment, reports safety concerns immediately, adheres to all Fair Housing laws and regulations, alerts management to any non‑compliance issues regarding property or residents.
• Professional Standards – ensures timely and regular attendance, participates in staff meetings, maintains professional attitude and appearance in interactions with residents, vendors, and co‑workers, takes pride in the property, picks up trash whenever seen.
• Assists staff with other tasks and performs other duties as assigned by supervisor.

• Ability to communicate in English orally and understand written and oral instructions.
• Ability to apply common sense understanding to carry out detailed written or oral instructions; ability to deal with problems involving a few concrete variables in standardized situations.
• May require a valid driver’s license; ability to drive a motor vehicle, mini‑truck, under‑speed vehicle (USV), and utility vehicle (UTV) and auto insurance depending on the property.
