Position SummaryThe Maintenance Technician – Interior Painting is responsible for maintaining clean, safe, attractive, and well-finished interior spaces at Lake Forest Village, a senior living community. This role performs professional painting, drywall repair, surface preparation, touch-ups, and related maintenance tasks in resident rooms, common areas, offices, hallways, and other interior spaces while following safety standards, work order priorities, and quality expectations.
Essential Duties and ResponsibilitiesPrepare interior surfaces for painting by cleaning, sanding, scraping, patching holes, repairing minor drywall damage, caulking gaps, and applying primer as needed.
Apply paint, stain, sealers, and other finishes to walls, ceilings, trim, doors, frames, cabinets, fixtures, and other interior surfaces using brushes, rollers, and other approved tools.
Perform routine touch-ups and repainting in resident rooms, common areas, offices, corridors, restrooms, and service areas to maintain a clean and professional appearance.
Match colors, finishes, and textures according to approved facility standards and project requirements.
Protect floors, furniture, equipment, and adjacent surfaces using drop cloths, tape, barriers, and proper preparation methods.
Inspect assigned areas to identify peeling paint, water stains, surface damage, scuffs, dents, or other maintenance concerns requiring repair.
Complete work orders accurately, document materials used, and communicate project status, delays, or supply needs to the supervisor.
Maintain painting tools, ladders, supplies, equipment, and storage areas in a clean, organized, and safe condition.
Follow all safety procedures, including proper ventilation, ladder safety, chemical handling, personal protective equipment use, and safe storage of paint and related materials.
Assist with general maintenance tasks as needed, including minor repairs, room turns, furniture touch-ups, wall protection repairs, and facility upkeep.
Work respectfully around residents, staff, visitors, and occupied spaces while minimizing disruption and maintaining confidentiality and professionalism.
Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate
Maintain and repair specialized equipment and machinery
Follow life safety plan and comprehensive emergency management plan
Participate as a member of Life Safety and Disaster Team
Demonstrates the ability to maintain interior and exterior facility appearance
Demonstrates knowledge of Life Safety Codes
Demonstrates efficient repair or replacement of defective equipment parts
Demonstrates the ability to diagnose mechanical concerns and/or issues
Performs pre-established preventative maintenance timely and accurately
Demonstrates effective and efficient utilization of Building Engines
Demonstrates a proactive approach to checking and ordering of supplies
Demonstrates timely and accurate completion of requests via Building Engines

Work EnvironmentThis job operates in a post-acute setting. This role requires regular walking to various locations around the facility. This role also routinely comes into contact with patients who may have contagious illnesses. Team member is expected to adhere to facility’s no-smoking policy.
Physical DemandsWhile performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, and stooping all day. The employee must frequently lift and/or move items over 60 pounds.
Position Type and Expected Hours of WorkThis is a position in a post-acute setting that is open 24 hours a day, 365 days a year. Weekend and holiday shifts will be required.
