The Residential Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are maintained per CIM Group operating and safety standards. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks.
Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and following a planned preventative maintenance schedule.
- The following will involve working with the Property Manager, Assistant Property Manager and/or Maintenance Supervisor:
- Respond to all tenant/building work orders within 24 hours and document work completed on the work order.
- Complete preventive maintenance work in house such as appliances or as directed by a member of the property management team.
- Coordinate repair and/or maintenance of items to CIM standards including but not limited to:
- Doors: re-key, hang, paint and/or replace.
- Clean out appliance filters, check drain lines and pans; operate all systems including high end appliances to assist residents as required.
- Replace HVAC filters, wet vac condensation pans, verify thermostat settings and operate the unit to assist residents as required.
- Plumbing: snake and clear blockages up to 25 feet.
- Replace electrical sockets, switches, light bulbs and check breakers.
- Flooring: reattach thresholds.
- Minor wall repair (drywall, mud, tape and paint) as required.
- Ceiling repair (drywall, mud, tape and paint).
- Replace plumbing fixtures such as levers, faucets and drains.
- Examine and diagnose problems with heating, ventilation and air conditioning units for property facilities; determine the best method to repair or replace parts; perform preventative maintenance on HVAC units by replacing filters and cleaning coils.
- Perform minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets.
- Perform minor electrical repairs and replacement of light fixtures and related items.
- Repair and replace furnished kitchen appliances such as refrigerators, stoves, washers and dryers. Consult with Maintenance Supervisor for more advanced repairs or replacement, ensuring proper disposal of appliances with appropriate approval.
- May perform painting projects ranging from full interior painting to minor touch up and repair of walls and sheetrock.
- May perform “make ready” projects for the preparation of vacant units for prospective tenants.
- May perform swimming pool maintenance or other facility and/or landscape projects to meet property aesthetics standards.
- Adhere to CIM safety and hazard communications programs, policies and procedures and maintain a safe work environment.
- Furnish basic work tools.
- Maintain a maintenance office with tools organized, inventory of tools and supplies, and maintenance files as required by the Property Manager.
- Work in an outdoor environment exposed to adverse weather conditions, dirt and/or dust.
- May work irregular hours (evenings, weekends), including on-call and overtime hours, as required due to maintenance emergencies.
