Job Summary

This role oversees and performs technical and mechanical work ensuring the community's buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities include:

• Completing work orders from resident requests and routine upkeep, diagnosing issues, and making repairs following safety and code standards.
• Managing the make-ready process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
• Developing standards for community grounds, amenities, and building exteriors to reflect high-quality standards.
• Inspecting work by team members and contractors to ensure quality and compliance.
• Maintaining inventory of parts and materials, and assisting in budget development for repairs and capital projects.
• Supporting safety programs, conducting safety meetings, and ensuring compliance with OSHA and other laws.
• Providing excellent customer service to residents and team members, responding promptly to maintenance issues and inquiries.

Qualifications:

• High school diploma, GED, or related experience.
• Experience in property or building maintenance.
• Knowledge of hand tools, power tools, and mechanical equipment, with own tools preferred.
• Strong problem-solving, customer service, and communication skills.
• Proficiency in basic computer applications and property management systems preferred.

Skills and Certifications:

• EPA Type I and II or Universal refrigerant certifications if working on HVAC systems.
• Valid driver’s license for property operation.

Physical Requirements and Travel:

• Ability to stand, walk, bend, climb ladders, and work outdoors in all weather conditions.
• Lift up to 25 pounds independently, 50 pounds with assistance.
• Flexibility to work evenings, weekends, holidays, and to travel locally as needed.

Compensation and Benefits:

The hourly rate is $34.00 - $39.00, with potential bonuses based on performance. Benefits include medical, dental, vision, disability, life insurance, paid time off, holiday, and vacation days, onsite housing discounts, 401(k) matching, paid parental leave, and more.
