AboutThe Role
Under the general supervision of the management, but reporting directly to the maintenance supervisor, the technician is the primary staff person responsible for repairs and maintenance of the work equipment and appliances in both the common areas of the condominium and in the individual owner units, to the end that the need for outside service people is minimized and the residents needs are better served and with minimum delay .
The technician's duties extend also to being the backup to the maintenance supervisor in the operation, repairs and maintenance of the heating and air conditioning equipment of the building.
- Keep in a high state of ready usefulness the electrical and plumbing appliances and fixtures of the common areas of the condominium, including lamps, switches, water closets, wash basins, etc.
- Repair doors, doorknobs, door locks, ventilators, floors, ceilings, and walls of the condominium as needed.
- Serve as backup to the maintenance supervisor in the performance of his duties and assist in the performance of such duties.
- Perform repairs, maintenance, and, where necessary, replacements to the appliances, fixtures, and other components of individual units, including the air handlers, light fixtures and lamps, kitchen ranges, garbage disposals, dishwashers, basins, tubs and water closets, as well as smoke detectors, doors, and doorknobs and locks, and other items within the technician's competence.
- Know the physical layout of the condominium's fire safety system, recognize when it needs servicing or repair, and supervise and critique outside contractors in the performance of such repairs and servicing.
- Maintain a record of the locations of all fire extinguishers and the dates when they were last serviced, and initiate recharging, replacement or other servicing needed to assure maximum serviceability.
- Service, maintain and repair the pumps, heaters, filters, and other components associated with the swimming pool and generally be responsible for the maintenance of the quality and temperature of the pool water.
- Assist the management in the creation and maintenance of records as to repairs, servicing, and replacements of components in the individual units of the condominium.
- Ensure the supply stockroom maintains an adequate inventory of items needed regularly.
- Keep the technician's work area orderly and provided with adequate tools and supplies to meet all but the most unforeseeable needs.
- Check laundry rooms occasionally and report to management when washers or dryers require servicing, repair or replacement.
- Assist the maintenance supervisor in compiling and maintaining up-to-date manuals of detailed instructions on principal machinery components of the condominium.
- Assume initiative in developing and implementing innovative steps that will increase service life, decrease operating cost, or otherwise contribute to improving the condominium.
- Perform additional duties, not inconsistent with the duties assigned herein, as assigned from time to time by the maintenance supervisor or by the management. Such instructions will become integral parts of this job description as they are developed and issued.
- A high school diploma or an equivalent qualification.
- Familiarity with fundamental Plumbing, HVAC, Electrical, Groundskeeping and Handyman tasks.
- Minimum of 3 years of experience in HOA, Multifamily, or Hotel settings.
- Physical demands include ability to lift 50 to 100lb, following appropriate safety procedures.
