Position: Service Technician- Forge Apartments

JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

ESSENTIAL RESPONSIBILITIES
  • Complete work orders generated from resident service requests and perform preventative maintenance. Diagnose defects and perform repairs in accordance with company policies, safety standards, and code requirements.
  • Prepare vacant apartment homes for leasing and new move‑ins: conduct pre‑move‑out inspections, create punch lists, schedule vendors and contractors, obtain supplies and materials, complete maintenance tasks, and inspect finished work.
  • Manage maintenance inventory: track usage of materials, supplies, tools, and equipment; return unused items; notify supervisors about re‑ordering needs.
  • Document and file all service requests accurately and on time to enable proper tracking.
  • Assist in maintaining grounds and common areas: pick up trash and debris; pressure‑wash breezeways and pool areas; perform general cleaning; paint curbs and signage as required.
  • Support cost‑cutting initiatives by fixing rather than replacing parts when possible and using tools and equipment efficiently.
OTHER RESPONSIBILITIES
  • Attend property safety meetings, complete required OSHA and related safety training, and report accidents and incidents promptly.
  • Inspect work performed by contractors, vendors, and service providers to verify that work meets quality, scope, and specification standards.
  • Conduct routine and periodic property inspections to identify safety and risk concerns, maintain property condition, and communicate issues to management.
PHYSICAL DEMANDS
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Work in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
  • Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.
  • May be required to travel to other properties, attend training, and meet for business meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays.
REQUIRED LICENSES OR CERTIFICATIONS
  • EPA Type 1 and II or Universal certifications for refrigerant recycling (required for Certified Service Technicians).
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property if applicable.
COMPENSATION RANGE

The hourly range for this role is $24 – $26.

ADDITIONAL COMPENSATION
  • Corporate positions may participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite property positions may participate in weekly, monthly, and/or quarterly bonus programs.
