Manages the maintenance staff at the assigned facility (custodial, grounds, pool) to keep building systems (structural, electrical, HVAC, etc.) operational, focusing on staff and student security and safety.

- Facility Management Level I – V is determined by assignment type (e.g., elementary, combined site, high school, multi‑site) and Facility Management Department.
- Opens facility, checks work orders, evaluates grounds and considers safety guidelines and policies.
- Supervises/Manages the custodial activities of the assigned facility according to appearance standards after use.
- Manages and performs maintenance activities of facility grounds (e.g., trims landscaping, mows grass, removes snow and ice, athletic field irrigation) and housekeeping activities (e.g., positive appearance of facility, graffiti).
- Communicates and coordinates with Facility Maintenance and other District departments (e.g., DoT for alarms) for major repairs that cannot be completed by assigned FM or facility maintenance staff (e.g., elevator, HVAC repairs, major plumbing, electrical) and submits requisitions (e.g., EMPAC).
- Troubleshoots and performs minor repair and maintenance on building systems (e.g., electrical, plumbing, structural, pool), building furniture and fixtures.
- Troubleshoots and performs daily maintenance on facility HVAC systems, checking function and safety, and documenting system modifications.
- Monitors safety and security of building and grounds, securing doors and windows, conducting monthly fire drills, ensuring building meets fire code, and coordinating with fire department for inspections.
- Leads, supervises, coordinates and trains facility staff, conducts performance evaluations, and makes employee personnel recommendations to area supervisor.
- Responds to facility emergencies on a 24‑hour 7‑days‑a‑week schedule.
- Schedules and delegates to assigned staff based on maintenance schedule and work priority.
- Maintains equipment such as tools, vacuums, floor maintenance equipment.
- Receives weekly supply orders and shipments, verifies accuracy of order, and distributes to classroom.
- Conducts facility fire alarm drills according to site manager schedule.
- Performs other duties as requested.
- High School diploma or equivalent minimum required.
- Master’s degree preferred.
- Automated building systems experience may be required depending on assignment.
- Pool operation, maintenance and repair experience may be required depending on assignment.
- Successful completion of district specific training required for all levels.
