Position: The Parson - Service Technician

Job Summary

Greystar is a leading, fully integrated global real‑estate platform offering expertise in property management, investment management, development and construction services in institutional‑quality rental housing. This position performs technical and mechanical work that ensures the physical aspects of the properties, grounds, amenities and common areas meet the Company’s standards for cleanliness, appearance, safety and overall functionality.

Responsibilities
  • Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs according to established policies, procedures, safety standards and code requirements.
  • Execute the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspections, punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment and tools: track inventory, return unused items and notify the maintenance supervisor about re‑ordering needs.
  • Complete documentation and paperwork promptly and accurately so that service requests are properly recorded and tracked.
  • Assist in maintaining grounds, common areas and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs and signage as needed.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, using materials and supplies efficiently and practicing correct use of tools and equipment.
Other Responsibilities
  • Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors and other service providers to verify compliance with quality standards, scope and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair and communicate concerns about physical needs to management.
Physical Demands

Incumbents must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas, work in all weather conditions and push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel and a flexible schedule—including evenings, weekends and holidays—may be required.

Required Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (for all Service Technicians).
  • Valid driver’s license to operate a golf cart on property when applicable.
Compensation

Hourly range: $24–$28. Additional compensation may include quarterly or annual bonus programs (corporate positions) or weekly, monthly and/or quarterly bonus programs (onsite property positions).
