Maintenance Technician - Avana Platte

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders generated from resident requests and preventative maintenance by diagnosing defects, making repairs according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments: pre‑move‑out inspection, create punch list, schedule vendors, obtain supplies, complete maintenance tasks, and inspect finished work.
• Follow procedures for accessing, tracking and returning materials, supplies and equipment from the maintenance department, and notify supervisor about re‑ordering needs.
• Complete documentation and paperwork in a timely, accurate manner for service request tracking.
• Assist in maintaining grounds, common areas and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, painting curbs and signage.
• Support cost‑cutting and expense control by fixing parts, avoiding waste of materials and practicing correct tool use.

• Comply with safety and risk‑management policies: attend routine safety meetings, complete OSHA training, report accidents promptly.
• Inspect contractor work to verify quality, scope and specifications.
• Assist in routine property inspections to identify safety concerns and communicate needed repairs to management.

• Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
• Work in all weather conditions; lift up to 25 lbs independently and 50 lbs with assistance.
• Possible travel to assist other properties, attend training and meetings.
• Flexible schedule, including “call” during evenings, weekends, holidays.

• EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).
• All certifications required by state and local jurisdictions (all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Hourly range: $24–$26. Eligible for quarterly or annual bonus for corporate positions; weekly, monthly, or quarterly bonus for onsite positions.
