Position: Maintenance Technician - The Riv

Job Description

Position performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders from resident requests and preventive maintenance by diagnosing defects, performing repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the "make-ready" process to prepare vacant apartments for leasing and new move-ins, including pre-move-out inspections, punch lists, scheduling vendors, procuring supplies, completing maintenance tasks, and inspecting finished work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of reorder needs.
  • Completes documentation and paperwork in a timely, accurate, and complete manner for service request tracking.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, doing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools and equipment responsibly.
  • Other Responsibilities
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing training on OSHA and related laws, and reporting accidents promptly.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify that materials and services meet quality standards, scope, and specifications.
  • Assists in routine and periodic property inspections to identify safety and risk concerns, maintain property repair, and communicate concerns to management.
  • Physical Demands
    • Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry, and crawl in confined areas.
    • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
    • Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance.
    • Occasional travel to assist other properties, attend training, business meetings, or other necessary activities.
    • Work a flexible schedule, including call coverage during evenings, weekends, and holidays.
    Required Licenses or Certifications
    • EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
    • All certifications required by State and Local jurisdictions (applies to all Service Technicians).
    • Valid driver’s license to operate a golf cart on property when applicable.
    Hourly Compensation

    $23 – $24 per hour.

    Additional Compensation
    • Corporate positions may participate in quarterly or annual bonus programs.
    • Onsite property positions may participate in weekly, monthly, or quarterly bonus programs.
