JOB DESCRIPTION SUMMARYThe Maintenance Technician position is responsible for performing technical and mechanical maintenance to ensure the physical integrity and exceptional appearance of our apartment communities. This includes upkeep of buildings, grounds, amenities, and common areas, all maintained to the company’s standards for cleanliness, safety, and overall functionality. The role plays a key part in supporting a vibrant, safe, and welcoming environment that enhances the lifestyle experience of active adult residents.
ESSENTIALRESPONSIBILITIES
- Complete assigned work orders generated from resident requests for service, and perform preventative maintenance by diagnosing the source of defects, making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Perform the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, creation of a punch list, scheduling vendors and contractors, obtaining supplies, completing all required maintenance tasks, and inspecting the finished work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory use, returning unused items, and notifying the supervisor about re‑ordering needs.
- Document all work and complete required paperwork accurately and in a timely manner so that service requests can be tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, cleaning, pressure‑washing breezeways and pool areas, and painting curbs and signage as needed.
- Support cost‑cutting and expense‑control programs by repairing rather than replacing parts when possible, using materials and supplies efficiently, and practicing proper tool and equipment use.
- Comply with BRMS’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- Periodically inspect work performed by contractors, vendors, and other service providers to ensure that the work, materials, and services meet quality standards, scope, and specifications as required.
- Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
- Have on‑call availability on a monthly basis.
- Must have reliable motor transportation and be able to travel in harsh weather conditions when necessary.
- Must have a valid driver’s license.
- EPA certifications Type 1 and II or Universal for refrigerant recycling preferred.
- Certified Pool Operator preferred.
The hourly range for this position is $23.00 – $25.00.

PHYSICAL REQUIREMENTS- Standing and walking; bending/stooping/squatting; pushing and pulling; grasping and gripping; lifting 10–25 lbs.; reaching above shoulder (required constantly, 66%–100% of the time).
- Lifting 26–50 lbs.; climbing stairs and ladder; coordination of hand, eye, and foot (required frequently, 33%–66% of the time).
- Lifting 51–75 lbs.; finger dexterity (required occasionally, 10%–33% of the time).
