Job Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders generated from resident requests for service and preventative maintenance by diagnosing and repairing defects in accordance with established policies, procedures, safety standards, and code requirements.
• Complete the make‑ready process for vacant apartment homes, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, completion of maintenance tasks, and final inspections.
• Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department; track inventory, return unused items, and notify the supervisor of reorder needs.
• Document and complete paperwork accurately and timely so service requests are tracked appropriately.
• Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, performing cleaning, and painting curbs and signage as needed.
• Support cost‑cutting and expense control by fixing parts when possible, avoiding wasteful use of materials, and practicing correct use of tools and equipment.

• Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents promptly.
• Periodically inspect work performed by contractors and vendors to verify it meets quality standards, scope, and specifications.
• Assist in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate physical needs to management.

Incumbents must stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather. Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance. May travel to assist other properties and attend training or meetings. Flexible schedule may require on‑call evenings, weekends, and holidays.

• EPA certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (required for all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Hourly range: $24 – $26. Compensation may include quarterly or annual bonuses for corporate positions, or weekly, monthly, or quarterly bonuses for onsite property positions.
