A growing multifamily owner and developer is seeking an experienced Maintenance Supervisor to lead maintenance operations for a large, expanding residential community totaling approximately 600 units.
The portfolio currently includes roughly 475 completed apartments and townhomes, with an additional 125 units under construction. This is an excellent opportunity for a hands‑on maintenance leader who has successfully managed large communities, developed maintenance teams, and created reliable systems for preventive maintenance, service requests, and unit turns.
What You’ll Do- Lead daily maintenance operations across multiple properties within one large residential community.
- Supervise, schedule, and develop the onsite maintenance team.
- Prioritize service requests and ensure work orders are completed accurately and promptly.
- Manage apartment turns, inspections, preventive maintenance, and property‑wide repairs.
- Oversee HVAC, plumbing, electrical, appliances, building systems, and general property maintenance.
- Coordinate with property management, construction teams, vendors, and contractors.
- Monitor inventory, tools, supplies, purchasing, and maintenance‑related expenses.
- Maintain strong curb appeal and ensure common areas and building systems meet company standards.
- Support new‑unit deliveries and the transition of additional phases into stabilized operations.
- Ensure compliance with safety requirements, building codes, and company policies.
- Participate in the property’s emergency and after-hours maintenance rotation.
- 4–5+ years of multifamily or residential property maintenance experience.
- At least 2 years of experience leading a maintenance team.
- Experience supporting a large multifamily community or multiple nearby properties.
- Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance.
- Proven ability to organize teams, manage competing priorities, and maintain service standards across a high‑volume property.
- Comfortable working in a growing environment that includes both stabilized properties and active construction.
- Valid driver’s license and reliable transportation.
- EPA and CPO certifications are preferred.
- Spanish‑English bilingual capabilities are a plus.
