Join our team as a Regional Maintenance Manager - Colorado!

Do you enjoy solving complex maintenance challenges while supporting teams across diverse communities? Gorman & Company is seeking a Regional Maintenance Manager based in the greater Denver area to oversee maintenance operations throughout Colorado (Greater Denver Metro, Summit County, and Routt County). This highly visible leadership role is ideal for someone who enjoys being in the field, partnering with on-site teams, and driving operational excellence across both metro and mountain communities.

What

You'll Do:
  • Lead, coach, and support Area Maintenance Supervisors and on-site maintenance teams across communities throughout the Denver metro area, Summit County, and the Routt County.

  • Travel approximately 60-75% of the time, spending three to four days each week at properties providing hands‑on leadership and operational support.

  • Partner with Property Managers to recruit, mentor, and develop high-performing maintenance teams while promoting accountability and operational excellence.

  • Oversee preventative maintenance programs, inspections, emergency response, and maintenance best practices across the regional portfolio.

  • Lead capital improvement (Cap Ex) projects from planning through completion, including budgeting, bid walks, vendor management, scheduling, and quality assurance.

  • Develop and oversee maintenance operating budgets while identifying opportunities to improve efficiency and reduce operating costs.

  • Conduct property, agency, warranty, and quality assurance inspections to ensure communities consistently meet company standards and regulatory requirements.

  • Analyze maintenance performance, work order trends, and recurring issues to implement long‑term operational improvements.

  • Oversee vendor relationships, negotiate contracts, evaluate contractor performance, and ensure work is completed safely, on time, and within budget.

  • Standardize preventative maintenance programs and maintenance procedures across the portfolio.

  • Provide hands‑on operational support across both metro and mountain communities, adapting maintenance strategies to meet the unique needs of diverse properties and geographic locations.

  • Respond to escalated maintenance emergencies and provide leadership during after‑hours situations when necessary.

  • Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards while promoting a culture of safety.

  • Lead regional maintenance meetings, safety trainings, and technical development for Area Maintenance Supervisors and on-site maintenance teams.

  • Build collaborative relationships with regional leadership, property teams, vendors, and internal partners to continuously improve maintenance operations and resident satisfaction.

What You'll Bring:
  • 10+ years of multifamily maintenance leadership experience with multi‑site responsibility.

  • Experience supporting large apartment portfolios with strong operational oversight.

  • Demonstrated success managing capital improvement (Cap Ex) projects, maintenance budgets, and vendor relationships.

  • Strong leadership, communication, and relationship‑building skills with the ability to coach and develop teams.

  • Flexible, creative problem solver who thrives in a fast‑paced environment with changing priorities.

  • Extensive knowledge of HVAC, plumbing, electrical, building systems, preventative maintenance, OSHA, EPA, and regulatory compliance.

  • EPA Universal (or Type II) Certification and Certified Pool Operator (CPO) certification required.

  • Valid driver's license, reliable vehicle, acceptable driving record, and the ability to drive frequently throughout Colorado with regular overnight travel.
