Description
The mission of the Tunnel to Towers Foundation is to honor the sacrifice of firefighter Stephen Siller who laid down his life to save others on September 11, 2001. We also honor our military and first responders who continue to make the supreme sacrifice of life and limb for our country. The Tunnel to Towers Foundation is committed to eradicating homelessness amongst our veterans.
The Veterans Village Lead Maintenance Technician is responsible for the overall day-to-day operation, maintenance, safety, security, and appearance of one or more Tunnel to Towers Veterans Village properties. This position serves as the primary on-site facilities leader, overseeing preventive maintenance programs, building operations, vendor management, regulatory compliance, capital improvement support, and emergency response activities. The Lead Maintenance Technician ensures that all facilities remain safe, secure, dignified, and well-maintained while supporting the Foundation's mission to provide quality housing and services to veterans.
The ideal candidate possesses strong technical knowledge, leadership skills, a hands-on maintenance approach, and a commitment to creating a safe and supportive living environment for veterans.
Duties and responsibilities
- Conduct daily inspections of buildings, apartments, common areas, grounds, and mechanical spaces.
- Oversee and perform preventive maintenance, repairs, and general upkeep of all facility systems.
- Monitor and maintain HVAC, plumbing, electrical, mechanical, fire alarm, security, life safety, laundry, and utility systems.
- Diagnose building system malfunctions and coordinate appropriate corrective actions.
- Respond to maintenance requests and work orders in a timely and professional manner.
- Perform carpentry, painting, drywall, flooring, and general building repairs as required.
- Coordinate apartment turnovers, inspections, and move-in readiness.
- Maintain maintenance logs, work orders, warranties, inspection reports, and repair records.
- Monitor maintenance inventories and ensure tools, supplies, and equipment remain available and in good working condition.
- Maintain maintenance shops, storage areas, and utility rooms in a clean, safe, and organized condition. Foster a safe, respectful, and welcoming environment for veteran residents.
- Address facility-related resident concerns and ensure timely resolution.
- Collaborate with onsite team management to address housing-related issues.
- Promote resident safety and comfort through proactive facility management and preventive maintenance practices.
- Maintain professionalism, discretion, and appropriate boundaries when interacting with residents and guests.
- Conduct routine safety inspections and identify potential hazards.
- Ensure compliance with OSHA regulations, local building codes, housing regulations, fire codes, and life-safety requirements.
- Support compliance with HUD, NSPIRE, REAC, and other applicable housing standards.
- Assist with violation correction, regulatory inspections, audits, and corrective action plans.
- Ensure emergency exits, stairwells, utility rooms, and mechanical spaces remain unobstructed and compliant.
- Investigate and document safety concerns, incidents, and facility deficiencies.
- Support environmental, health, and workplace safety programs
- Support vendor deliveries and equipment installations.
- Coordinate and supervise contractors, vendors, and service providers performing work at Veterans Village properties.
- Verify quality, completion, and compliance of contracted services.
- Obtain quotes and assist with vendor selection and procurement activities.
- Ensure contractors comply with organizational safety, security, insurance, and operational requirements.
- Assist with capital improvement projects, renovations, infrastructure upgrades, and facility enhancement initiatives.
- Coordinate project schedules, monitor project progress, and communicate updates to management.
- Ensure buildings, grounds, parking areas, walkways, and common spaces remain clean, safe, and attractive.
- Oversee landscaping, snow removal, waste management, and exterior maintenance activities.
- Monitor curb appeal and overall property conditions.
- Coordinate cleaning and maintenance activities that enhance the appearance and functionality of the community.
- Support event setups, teardowns, and site logistics as needed.
- Serve as an on-call responder for facility emergencies.
