This role serves as a key member of the property operations team, partnering closely with Property Managers, Facilities Managers, vendors, contractors, and tenants to ensure commercial properties are maintained to the highest standards. The Property Maintenance Technician performs a wide range of maintenance activities while delivering exceptional customer service and supporting a safe, efficient, and welcoming environment across the portfolio.
The role requires strong technical aptitude, problem-solving abilities, attention to detail, and a customer-focused mindset, with the ability to work independently while responding effectively to evolving property and tenant needs.
Principal Functions of the Job
Key Responsibilities
Building Maintenance & Repairs
* Perform preventative maintenance and routine inspections of commercial buildings, building systems, equipment, and common areas.
* Diagnose maintenance issues and complete repairs involving plumbing, electrical, HVAC, lighting, doors, roofing, flooring, appliances, fixtures, and general carpentry.
* Conduct periodic quality inspections to identify deficiencies and recommend corrective actions.
* Maintain accurate maintenance records, work orders, and service documentation.
* Assist with tenant improvement projects, suite renovations, and property enhancement initiatives.
* Support property turnover and preparation of vacant spaces for new tenants.
Property Appearance & Grounds Maintenance
* Maintain the overall appearance, cleanliness, and curb appeal of assigned commercial properties.
* Perform seasonal grounds maintenance activities including mowing, landscaping, snow removal, ice management, debris removal, and exterior upkeep.
* Monitor exterior conditions and address safety concerns affecting tenants, visitors, and associates.
* Assist with parking lot, sidewalk, signage, and common area maintenance activities.
Tenant Service & Property Operations
* Respond promptly and professionally to maintenance requests and service calls.
* Deliver exceptional customer service to tenants, guests, vendors, and visitors.
* Partner with Property Managers and Facilities Managers to prioritize maintenance activities and coordinate property operations.
* Communicate effectively with tenants regarding maintenance schedules, repairs, and operational updates.
* Support vendor access, contractor coordination, and project execution as needed.
Safety, Compliance & Risk Management
* Maintain properties in accordance with company standards, safety requirements, and applicable regulations.
* Support fire and life safety programs through routine inspections and corrective actions.
* Identify and report potential safety hazards, equipment failures, and property risks.
* Assist with emergency preparedness activities and implementation of emergency response procedures.
* Participate in on-call emergency maintenance coverage as scheduled.
* Ensure tools, equipment, and maintenance areas are maintained in a safe and organized manner.
Teamwork & Operational Support
* Collaborate with facilities, property management, and vendor partners to support operational goals.
* Assist with special projects, capital improvements, and portfolio-wide maintenance initiatives.
* Support continuous improvement efforts related to property maintenance processes and service delivery.
* Other duties as assigned.

Supervisory Responsibilities
* This position has no supervisory responsibilities and no direct reports.
Level of Supervision Received
* This position will have access to supervision as needed to resolve issues or problems.
* Expected to perform routine maintenance activities independently while escalating significant issues appropriately.
Knowledge and Experience
* High School Diploma or equivalent required.
* 3-5 years of commercial property maintenance, facilities maintenance, building operations, or related experience preferred.
* Experience working with commercial building systems including HVAC, plumbing, electrical, and general building maintenance preferred.
* Experience supporting multiple properties or facilities preferred.
* HVAC, electrical, plumbing, or other trade certifications preferred but not required.
* Experience operating landscaping, snow removal, and maintenance equipment preferred.
* Experience working directly with tenants, vendors, and contractors preferred.
