Maintenance Engineer

Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Des Moines, IA class B office tower ensuring satisfaction for both tenants and the building owner.

Participation in an on‑call rotation is a requirement of this position.

What you will do
  • First shift position, standard hours Monday through Friday, 8:30 a.m. to 5:00 p.m. with occasional after‑hours and weekend work.
  • Perform preventive maintenance duties on building equipment and systems as scheduled.
  • Manage or assist subcontractors with preventive maintenance, repairs, and projects occurring on building systems, equipment, or property.
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner.
  • Work with the Property Manager and Chief Engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination.
  • Maintain mechanical rooms, utility rooms, and vacant areas in a neat and clean condition daily.
  • Monitor energy system equipment, adjust set‑points as needed, and record actions and time associated daily.
  • Ensure Fire/Life/Safety equipment is performing as designed.
  • Participate in on‑call, after‑hours, and weekend work when necessary.
  • Complete all Ryan Companies required training and safety programs.
  • Provide exceptional customer service and exceed expectations.
  • Lead by example in alignment with the Ryan values with staff and co‑workers.
  • Possess a proactive and collaborative, solution‑oriented approach.
  • Is self‑motivated and works well in a team environment.
  • Treat co‑workers with respect and deal with conflict in a constructive manner.
  • Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheets.
Who you are
  • Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions.
  • Ability to prioritize workload while remaining flexible to a changing environment.
  • Comprehensive knowledge of energy management systems.
  • Proficiency with Microsoft Office and computerized maintenance management systems.
  • Excellent customer service skills.
You will really stand out if you have
  • 2+ years of experience in the operation of commercial buildings and equipment.
  • High School Degree or equivalent.
  • Two‑year technical degree or equivalent.
  • Hold regional or local licensing/certifications to operate a building.
  • Participate in on‑call, after‑hours and weekend rotation.
  • Basic computer skills.
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
  • Valid driver’s license, clear driving record.
  • Basic knowledge of computer applications.
  • Ability to lift 100 lbs.
  • Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.
Preferred Qualifications
  • Universal CFC, SMA, SMT, LEED certification, others as applicable.
  • Microsoft 365 Software experience.
Compensation

The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills and abilities.
