Maintenance Engineer – Ryan Companies

Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand‑and‑general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Des Moines, IA class B office tower ensuring satisfaction for both tenants and the building owner. Participation in an on‑call rotation is a requirement of this position.

What you will do:
  • Perform preventive maintenance duties on building equipment and systems on schedule.
  • Manage and/or assist subcontractors with preventive maintenance, repairs, and projects occurring on building systems, equipment, or property.
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner.
  • Work with the Property Manager and Chief Engineer to ensure proper services are provided to the building(s) and to assist with project planning and tenant improvement coordination.
  • Maintain mechanical rooms, utility rooms, and vacant areas in a neat and clean condition daily.
  • Monitor energy system equipment, adjust set‑points as needed, and record actions and time associated daily.
  • Ensure Fire/Life/Safety equipment is performing as designed.
  • Participate in on‑call, after‑hours, and weekend work when necessary.
  • Complete all Ryan Companies required training and safety programs.
  • Provide exceptional customer service and exceed expectations.
  • Lead by example in alignment with the Ryan values with staff and co‑workers.
  • Demonstrate a proactive, collaborative, solution‑oriented approach.
  • Self‑motivate and work well in a team environment, treating co‑workers with respect and dealing with conflict constructively.
  • Demonstrate accuracy and timeliness in all documentation of work orders, projects, and time sheets.
Who you are:
  • Ability to properly troubleshoot MEP system failures and make needed repairs or devise workable solutions.
  • Ability to prioritize workload while remaining flexible to a changing environment.
  • Comprehensive knowledge of energy management systems.
  • Proficiency with Microsoft Office and computerized maintenance management systems.
  • Excellent customer service skills.
You will really stand out if you have:
  • 2+ years of experience in the operation of commercial buildings and equipment.
  • High School Degree or equivalent.
  • Two‑year technical degree or equivalent.
  • Hold regional or local licensing/certifications to operate a building.
  • Basic computer skills.
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
  • Valid driver’s license, clear driving record.
  • Ability to lift 100 lbs, work from a ladder, work overhead, and operate outside in varied weather conditions.
Preferred Qualifications:
  • Universal CFC, SMA, SMT, LEED certification, or other relevant certifications.
  • Microsoft 365 software experience.
Compensation:

The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills, and abilities.
